Recently rented through Martin and Co and found them very helpful and responsive. A bit more information on the progress of my offer, the next steps and the estate agent fees would have been helpful, but aside from that I didn't have any issues and would happily rent with them again.

I am a landlord and have recently used Martin & Co to find a tenant for my newly refurbished flat. My experience has been a good one as they found suitable tenants very quickly and kept me informed throughout the whole process. Special thanks to Amy, David and Peter.

Moved to another local agent to sell our flat and the new agent was 100% better. Need to be more pro-active with their clients in terms of contact and push, if they are going to compete in estate agency the market.

Antony, hi thanks for your review. As you know we listed the flat in May at a price that reflected where values were at the start of the year. We did manage to get an early offer of £325,000 however the prospective buyer got cold feet. Despite several conversations with you whilst I was actually away on holiday you were reluctant for us to reduce the price to reflect the changing market. Unsurprisingly after listing it with the other agent at £300,000 it went under offer quite quickly... Peter Brown, Director.

I made a formal complaint regarding the service received more so recently since change of property manager and i have had no reply after 3 working days which sums up how its been dealing with them lately more so the property manager. I have long standing issue which remains outstanding and has been since i moved in 16 months ago. If you don't answer call queries, emails or even formal complaints, maybe you will answer this???

Vindi, apologies for your frustrations. A response to to your email to the main office account was delayed by the weekend and we did acknowledge it within 4 working days rather than 3 we aim for. In your 16 months at the flat we have successfully dealt with 13 property management issues, including the provision of new appliances and an out-of-hours leak. Whilst we manage the property you must remember that we do not have a mandate to deal with some things without the landlord's consent. This can sometimes delay matters. I am sorry if we have not kept you fully informed in this case and I know our Head of Property Management has picked up this matter with you directly. Had the house I was selling on for weeks with them. Hardly had any feedback. Also they hardly booked any viewings I wont be using them again

Ms. Underwood, thank you for your review. We were instructed by you only on 10th October 2019 as one of several agents acting on your behalf. Your property had already been on the market with 3 other agents since May 2019 without success. Sadly, we didn't have anyone who wanted to buy the property having seen it and interest was limited in the Brexit-affected tail end of the year. We did advise you that the asking price did not properly reflect the condition of the property, however you were unwilling to address this. You informed us in early January that you had reluctantly accepted a very low offer through one of the other agents and we took the property off the market straight away. I note today that the property is unfortunately back for sale and we wish you every success in finding another buyer.

Extremely disappointed and upset!!! I agreed a price to find my tenants only and asked if there were any hidden costs, to which they said no. Then a month later they added on VAT after it was not even mentioned at the meeting.., then waited 2 long months to find tenants. Then added on a mountain of extra costs (which was needed but by no way cheap) including £408 to clean the property!!!! They offered this service but I thought it would be around £60 as the whole house was brand new and refurbished, bathroom unused, new floors etc. They should have warned me of how high these extra costs were especially after I was offered a payment plan solution BEFORE adding that on because of how expensive all the other extra costing was. In keeping this information I don't believe they have the customers best interest at heart. I wouldn't recommend them and I feel utterly horrified, I can't even face my invoice let alone think about paying it. I don't appreciate the lack of transparency and I feel completely painted into a corner. I'm so glad I didn't opt to do full tenancy service, God knows what else they would have sprung on me "And in reply to your reply beliw" I don't have a dishwasher or microwave so don't add things on, and no the way it was sold was that the vat was included in the 6%. Don't mislead people by your response. Your fee was sold to me as £1400 and 'no hidden costs'. And the 'HIDDEN COSTS' were more than a further £1200! Stop blaming customers everytime you get a bad review because all it needed was more transparency and there wouldn't have been an issue.

Chantel, When we first met at the house, we agreed a discounted percentage commission for finding a tenant plus vat. After we had invested in professional photographs of the house you then came back and renegotiated the agreed commission to a lower amount, also plus vat, threatening to use another agent if we didn't. We advised you on the letting market value of the house, however you insisted on asking for a higher rent, that did not properly reflect the location of the house on a busy road with no parking. After listing on 16th September we showed 10 lots of prospective tenants the house, none of whom were interested at the rent you were seeking. You took our advice to reduce the advertised rent on 14th October and after several more viewings we found suitable tenants on 25th October. Although you asked us to find tenants and not to manage the property, as you are abroad, we found ourselves having to arrange the EPC, gas certificate and EICR on your behalf to ensure legal compliance. All requirements you had been advised of. Nothing was undertaken at the property without your prior approval via email and you have been provided with all the contractor invoices. The house had been partially updated prior to marketing, however no 'builder's clean' had been undertaken after the works were completed and workmen moving the gas meter had been entering the house in inclement weather. It's always going to be subjective, but the cleaning cost of £340 plus vat does not seem unreasonable for the whole of a spacious 1,100sqft three bedroom house, to include the oven, fridge/freezer. microwave, dishwasher, hob, the interior of the kitchen units and window cleaning. Due to the gas works taking place in the road and no supply to the house, we had to undertake still further work on your behalf for which there has been no charge. We have acted in good faith throughout this process and have had to go above and beyond the service level you agreed to pay us for. As matters stand though, we have had to pay the contractors - who you asked us to instruct - and over half the amount we agreed (plus vat) to find tenants for you is outstanding... 'Extremely disappointed and upset', indeed.
