We have received an unsatisfactory 'service' from Rachel Childs and Steve Robinson at Ewemove. We had our offer accepted on a property advertised by Ewemove in Ruskington approximately three months ago. We were informed by Steve during our first viewing that the vendor would not cause any delays to our purchase and that it would proceed in a timely manner. Our vendor then had his offer accepted on another property approximately one week later. The property he was buying had come on the market as the previous resident is deceased. We spoke to Rachel and Steve on five separate occasions asking if a Grant of Probate had been issued on that property. We were assured by both of them that it had been and so there was nothing to worry about. I then asked Rachel how she knew that the Grant of Probate had been made and she stated that she had been informed by the estate agent at the top of the chain. I asked at this time if the solicitor at the top of the chain could confirm this, but Rachel responded that she was confident that the agent was correct and that it was not in their interest to lie or to pass on incorrect information. We then waited six weeks for a progress report from Rachel, while our solicitor conveyanced our purchase, to the point where we were ready to exchange contracts. I had to telephone Rachel and this is when she dropped a 'bomb shell', stating that Probate was still to be granted. She laughed when she was providing this unwelcome news and then went on to assure me that probate would definitely be granted within another three weeks. If Rachel and Steve had exercised full due diligence and done as I asked at the beginning of the transaction, we would have known about this situation six weeks earlier and we would have pulled out of the purchase. I would add at this stage, that neither Rachel nor Steve offered an apology for the incorrect information with which they had furnished us. I asked what would happen if Grant of Probate is not issued by the end of three weeks and she said that she had spoken to the vendor and 'Plan B' would take effect. This would mean that he would break the chain so that exchange of contracts and completion of our purchase could take place. Plan B was implemented upon my request three weeks and one day later. However, Rachel called me two days after this to provide me with the devastating news that the vendor had changed his mind and we would either have to wait an indefinite period for probate to be granted or we could pull out of the transaction. Once again, Rachel showed no empathy for our situation and did not offer an apology for passing on such disappointing news. Instead, she was extremely verbose, did not listen to me and continued to talk over me throughout the conversation. We 'hung in' the chain for another week but then decided to buy a new build instead, which would not be subject to probate nor is in a chain. Due to Rachel's and Steve's lack of due diligence at the beginning of this transaction, we now find ourselves with an abortive fee of £1000 for legal fees and also the expense of storing our furniture and having to move into rented accommodation. This is because our buyer will not wait any longer so we are completing our sale to her at the end of October. We estimate that we will be at least £3,000 out of pocket and will be living in rented accommodation until our new build is ready at the end of November. While we understand that it is the Probate situation that has ultimately caused these problems, Rachel and Steve could have employed comprehensive due diligence but did not. We found Rachel lacking empathy for our situation and she came over as arrogant on many occasions. She didn't take responsibility for passing on incorrect information and made no apology for it. Needless to say, we would not use Rachel nor Steve at Ewemove to either buy or sell a property through and would certainly not recommended them due to the unnecessary amount of anxiety and expense they have inflicted upon us.
