Avoid, made an offer on a house. They rang me to say it had been accepted by the vendor. (Cloud 9 moment, then boom) Rang me back in the afternoon to say they have a cash buyer that’s offered more so the vendor has accepted their offer instead. I’m a first time buyer so if this is how estate agents operate I’m not sure if I want to get onto the property ladder. I’m just glad I’d not paid out for all the surveys etc.

I am sorry that we were not able to proceed with your offer. As explained to you over the phone and in a subsequent email, a higher offer came in which we were duty bound to put forward to the vendor (as we have to by law with any offer that is received up until exchange of contracts). Unfortunately the vendor decided to accept this higher offer given that it was more than you wanted to pay for the property. I am very sorry if this has tarnished your view of estate agents.
