Dear Julie-Anne, I am sorry that we were not able to proceed with your offer. As explained to you over the phone and in a subsequent email, a higher offer came in which we were duty bound to put forward to the vendor (as we have to by law with any offer that is received up until exchange of contracts). Unfortunately the vendor decided to accept this higher offer given that it was more than you wanted to pay for the property. I am very sorry if this has tarnished your view of estate agents.
