Had a viewing booked for a property on Lilac Gardens Romford for Saturday 11th of October via Oskar. He then text messaged me on the 10th October advising that the vendor cancelled all the viewings and he will be in touch to rearrange. Didn't receive any further contact. Called today to rearrange the viewing and spoke to Mark, only to be told that viewings did in fact go ahead on the Saturday and throughout the week and offers were placed. When I questioned why I was told that the vendor cancelled all the viewings on Saturday, he changed his story and said the viewings took place over the weekday. I do wonder why my viewing was cancelled. I know they were aware of an offer i placed on a property via the Balgores Dagenham branch, I wonder if they did not want me to see any other properties as I had an offer pending. Very shady practices, reinforcing the old stereotype of estate agents
Poor service. If you don’t take their brokers and solicitors where they can make extra commission they don’t sell you the property. Avoid.
They charge a crazy amount for selling a property. 7.200£ for a 290k flat . Avoid

As mentioned, we’re not concerned about that outcome it was clearly overpriced in the end. My issue is with the tactics employed during the process and how offers were handled. Specifically: 1. Repeated pressure to increase our offer even after we made it clear we had reached our limit. We received multiple calls asking us to reconsider despite clearly stating our position. We chased up once on the status of the sale to have our offer reconsidered, but 2 of their agents called us various times after we made it clear we wouldn’t be offering higher. 2. Withholding our initial offer for 2-3 days until we met with your broker, which is unethical and could be considered a violation of regulations. 3. Implying preferential treatment if we used your recommended broker and solicitor. Your broker even confirmed in writing that he would push our offer forward if we went through him. This is a conflict of interest and further demonstrates conditional selling practices. These tactics are what I take issue with, not the outcome of the property. Buyers should not feel pressured or coerced into using in-house services to have their offers treated fairly. It’s disappointing to see these practices in the industry, and I feel it’s important to highlight them so others can make informed decisions.
