If I could give 0 stars, I would! I am absolutely disgusted in the way we were treated. Luckily we rang a day before to confirm our viewing just for the lady on the phone to say that there is no booking at all!! We were told everything was booked, so if I hadn’t rang we would have been standing outside the home oblivious. Can someone explain to me what the woman spent 20 minutes on the phone doing a week before? Asked about 30 irrelevant questions just for a house viewing Would not recommend this company at all.

Hi Sid, having investigated your concerns I can confirm that the person who originally called to book your viewing was advised the property was proving popular and so a block viewing on Thursday had been arranged. However, having then answered our pre-qualification questions they were informed they did not meet our referencing criteria and so no appointment was booked. When you called back to check if you were booked in, you were informed the same. We are sorry you did not meet the criteria and decided to leave a 1* review. However, we have a set referencing criteria which must be adhered to and so by asking the questions upfront we save everybody time in wasted viewings. Had we not asked the questions and having driven to and viewed the property you wished to go ahead, but we then told you you couldn't, then that most likely would have deserve a 1*... We wish you luck in finding a new home.

A really poor estate agent, they include astronomical administration fees for copying and pasting tenancy agreements, a lot higher than other estate agents I have dealt with. Sadly the administration fees don't go towards a smooth experience with staff, of course I can only comment on the staff I have dealt with. After multiple requests for a copy of the tenancy agreement, we only managed to get access to it the day before we were due to move. They told us the day before moving that we HAD to buy tenants insurance before we could move in, no mention of this any time before, so with less than a day to find insurance, they conveniently suggest an insurance company they work closely with. Martin & Co are company which seems desperate to take as much money off you possible, for as little work as possible. I'm sure this isn't just the case for Martin & Co, but in my own experience I haven't come across other estate agents who have such poor customer service and shady business practices. I wouldn't use Martin & Co again for a rental property, I can't speak for they way they deal with sales. Staff in the branch cannot change the fees implicated by Martin & Co, but they can change their attitude towards customer's. I could give more examples of my experience, and if management at Martin & Co would like to discuss, please feel free to contact me. *Edit in response to Martin & Co Rochdale: Suggesting my review is malicious to undermine me is incredibly unprofessional and rude. I have raised legitimate issues, some of which have been raised in previous reviews, and again have been totally dismissed. I have shared my honest experience, and to be dismissed so quickly and bluntly is very disheartening. My intention wasn't to discredit Martin & Co, but your response comes across hostile and deflective. I am more than happy to upload documents and correspondence I have had with Martin & Co to back up my review, would this help? I did not suggest the fees Martin & Co charged for admin costs, and check in / out costs were unlawful, but I do believe they were high compared to other estate agents in the area, in my experience anyway. Letting agents fees have generally been considered immoral, which is partly why they have been scrapped. I understand other estate agents did the same at the time, but that doesn't make it any better. Please would you explain which part of my review is malicious? I will not be removing my review, I believe I have been more than fair. In my review, I decided to leave out other issues I had with Martin & Co, again, I am more than happy to provide details of this including emails and photographs. Just to clarify, it was definitely the Rochdale branch I dealt with. Do I need to provide proof of this for my review to be taken seriously?

Hi Mishhhhmishhhh (?), as we do not know who you are and having read your review we can only conclude that either you have reviewed the wrong Martin & Co office (there are 190 independently owned and managed offices throughout the UK), or it is malicious. Fees charged prior to the tenant fee ban were always set at a fair level and in most instances below the local market rate, a draft tenancy agreement has always been sent out and is included within the pre application pack, with the actual tenancy agreement sent once the first months rent has been paid and the move in date agreed. My mother and father was going to be renting a house of Martin and co, this obviously didn't happen as the estate agent lied about things that would be fine on the credit check and about zero hour contract, when contacted keris Jones the estate agent put the phone down on her, all they want is the money never would I recommend these to anybody

Hi Carlie, thank you for your review. As your parents were fully aware from the outset, we conduct detailed credit checks and references prior to a tenancy commencing. Unfortunately, as your parents did not meet the referencing criteria, they required a guarantor. We explained the referencing criteria required for a guarantor to them, but it later transpired that the guarantor put forward was not acceptable to the referencing company / Landlord due to them being on a zero hour, temporary contract. Con company Lie to you Won’t tell you offers on a property and will try to rip you off big time STAY CLEAR Spoke to Cerys Jones I viewed a house on leamington street Rochdale no.33 And placed an offer of £71,000 Which was accepted a couple of days later Then I started arranging the documents they required Meanwhile they did not remove the property from sale or even put it on offer Later got an email saying another buyer is offering more money and wanted me to increase my offer which I did to £73,000 But they went and sold the property to someone else Absolute cheats When buying from these guys make sure you get a locked offer before making the offer

Hi Mr Ali, we are sorry that you were not successful in the purchase of a property via our office. However, and as explained to you at the time, all properties are sold subject to contract. You placed an offer on a property on the 26th April which was declined, then raised this which was accepted subject to contract on the 1st May 2019 (albeit still below asking price) and were asked to provide documents to validate your offer. These were not received until the 8th May 2019. In the meantime a higher offer was received and put to the vendor (they too were first time buyers). We informed you of this and that if you still wished to proceed the vendor was happy to accept best and final offers by the 10th May 2019, you subsequently increased your offer but were unsuccessful due to a higher offer being received. We have not lied to you, we have not taken any money from you, we have not attempted to "rip you off" or cheat you - we have acted in good faith to you and in the interests of our client - the vendor. Arranged to view a property on Selbourne Close Westhoughton twice that we had seen 4 months ago. It was difficult to arrange the first viewing due to me and my partner working shifts as they stated it was to far for there staff to travel to show someone around. Second time we arranged they failed to turn up. I feel sorry for anyone trying to sell or buy with this estate agent. Total waste of time. ***UPDATE*** Martin & Co rang me to challenge me why I didn’t call them to let them know I had left after waiting for 45 minutes. They then proceeded to argue with me over the phone. Very unprofessional company. There recollection of what occurred is very different to how it happened. Word to the wise give this company a wide berth find someone more professional. I will not be removing my review!

However, having reviewed our records can confirm the first first viewing was cancelled (due to your shifts, not because the property was too far away) and not rescheduled as the property was sold. As the purchasers sale fell through, the property came back on the market and a viewing was arranged for you today. Having confirmed the appointment, we called you fifteen minutes before the viewing to advise the viewing representative was running late (due to a previous appointment over running), to which you replied you would wait. When the viewing representative arrived you had already left. We then called and asked why you didn't stay, or call to say you were leaving, to which you replied you had others to view and you did not wish to reschedule. Terrible service from the start. Wanted to purchase a property through the rochdale branch by without mortgage so I was accused of money laundering by sales agent at viewing. Every time I would call to get update I was dealt with so unprofessionalally I didn't want to buy the property anymore. They are so abrupt on the phone, never call back when they say they will, dont even greet you properly, never available to talk all in all disgusting service dont recommend anyone to even try selling or buying property from them.

Hi Mr Altaf, we are sorry you were unsuccessful in purchasing a property via our Rochdale office. Having investigated your claims I would like to clarify that you were not "accused of money laundering". However, I can confirm that as your offer was to be a cash purchase, the process, verified identification, proof / source of funds and documentation required as part of HMRC's Anti Money Laundering Regulations was explained to your cousin who attended the viewing and later to yourself upon submission of your cash offer. Unfortunately the offer you submitted was lower than the asking price and given you did not provide sufficient information / proof as requested, we were instructed by the vendor to continue with a scheduled block viewing. Higher offers were received and the property went to best and final offers. The vendor chose the offer they wished to accept and the property was sold subject to contract, which you were made aware of. The sale has since completed and although you may not be happy, we have a very happy vendor and purchaser. We are disappointed you chose to comment in this way, our staff are polite, friendly and genuinely care about our clients. That said, wish you all the best for the future, Martin & Co Rochdale

We rented through these for 2 years and they were appalling. When we first got the house it was disgusting. Communication was terrible and slow, causing us many problems over the years - we we're even left without heating for weeks in winter. They charged us fees for everything they could think of but their service was the worst I've seen yet.

I wouldn't even score 1 star tbh. Any issues I had with the property they took ages to sort out then tgreater me saying if I wasn't around when work me were there I'd be charged a fee. When I moved out I lost one of the keys so I told them and asked if they had a master key to pay for a key to be cut. They told me no so I had to pay £42 to be replaced. In the meantime I questioned this but my deposit was with the dps awaiting them to release my deposit. They didn't tell me but they had disputed this which meant they charged me an extra £50 as they had disputed it. Lots of hidden charges I had to pay £60 to renew my contract then when I was asked do I want to renew 6 months or 12 so I said 6 the they said no I can't and asked me why I wanted only 6 months. Staff have attitudes. I would not recommend them unless you want to get ripped off!

Hi Louise, thank you for your review. You left the property in February 2017 and we were unaware of any issues or concerns at the time. Having investigated your points above we can confirm we did ask you to be in the property during works, or to provide access (failure to provide access for repairs does incur a fee as your landlord would have been charge as such by the contractor). We can also confirm your deposit was returned in full. However, you were charge £15 inc VAT for a lost post box key and £42 inc VAT for a lost door entry fob. All fees are set out at the outset in your terms of business and to use the £60 inc VAT contract renewal fee as an example, we advised you to go with a 12 month renewal as opposed to a 6 month renewal to save you money... I rented a house of these clowns in bacup on onchan drive. They were ignorant arrogant and totally unprofessional. When I left they tried to keep my deposit saying I had done damage which was already there. This was after they had just done an inspection which we were rated excellent by them.the deposit protection scheme agreed with us and we received our bond back.phil the smiler in the picture was the one who inspected and then tried to keep our bond. Total cowboys stay well clear.

Hi Mark, we're sorry you felt the need to leave a 1* review. You rented Onchan Drive in Bacup from the 30th Sep 2008 to the 3rd Aug 2012. As you are aware for the deposit claims we act on behalf of the Landlord and if having compared the check in report (signed by you) and check out report (both completed by an external independent inventory clerk), the Landlord wishes to apply a deduction then we will submit that to you, or the DPS with the relevant evidence. Having checked the report it would appear the property needed a light clean, gardening and there was some damage to internal walls. The landlords would have been quite within their rights to claim for this. We do not complete "inspections" and we do not rate inspections, we simply conduct periodic management "visits" to the property and report back to the Landlord with our findings. FYI the most recent tenants to rent the property have just left after five years, they received their full deposit back and even called into the office to thank us for being so helpful during and at the end of their tenancy.
