We are so glad that we chose Rachel Weightman and Ben King at Dey, King and Haria in Rickmansworth to market our home for us. They gave us fantastic support throughout the home selling process and helped to keep us sane when our purchase was proving very stressful. We chose DHK to market our property because Ben was so enthusiastic and ambitious with how he planned to market our property. Ben is very good at picking up on what matters to the people he is dealing with and using it to build rapport quickly. He advised on what we needed to do to improve the marketability of our property, and persuaded us to come to market considerably earlier to take advantage of the lack of properties on the market at the time. We were on the market, with an amazing video of our property just three weeks later and Rachel did a whole day of back-to-back viewings after which we received a number of offers over the asking price. Rachel and Ben initiated a 'full and final offers' process and established the position of the all the people who'd made offers, advising on the pros and cons of each to help us make our choice. Ben and Rachel advised us that the 'cash buyers' whose offer we accepted would more than likely choose to sell their existing property as part of the sale (which they subsequently did). This decision ensured us a top price for our property, but did cause some extra hassle, particularly at exchange. Rachel provided excellent support to help us with this. Ben also scouted out solicitors for us, helping us to identify who was best placed locally to take on the work. The most helpful aspect for us was how Rachel helped to research our chain and keep the whole process moving. We were dismayed to discover that nearly everything the Estate Agent for our vendors told us turned out not to be true. Most importantly Rachel discovered that our vendors were not chain-free as we were led to believe and eventually we ended up in a chain of 6 people. Our searches took a very long time, and our vendors agent hassled us mercilessly to set a completion date before our survey results or searches had come back. Rachel provided substantial assistance to help us manage this difficult person, liaising up and down the chain to establish what position everyone was in. Even so, when it came to exchange several of the other members were not as ready to exchange as our vendors Agent had led us to believe, and Rachel provided excellent support and feedback to help us get through those last difficult weeks. We are extremely pleased with the service provided by Ben and Rachel and would absolutely recommend them to anyone in WD3 who wants to market their home.
