Absolutely useless, they failed to vet the landlords (funny how they're so keen on vetting tenants), failed completely to ensure that the landlords were able and willing to meet their responsibilities under the Landlord and Tenant Act (6 months wait was average for repairs, including 6 months over winter to replace a bedroom window frame that couldn't be closed after it rotted to bits, 6 or 7 months beginning on day one of the tenancy to replace a faulty cooker hob, 3 months to get Uncle Bodger around to make patio doors watertight). We're still awaiting the electrician to make the installation good or safe after a brief inspection at the beginning of the tenancy pointed out numerous possibly dangerous bodges contravening the Wiring Regulations. Still awaiting making good the fire stopping between the integral garage and the house interior. I won't go into the many minor issues that they were totally unwilling to resolve. About to move out and they refuse to give a reference until we've paid "arrears" which were in fact withholding rent under the terms of the Landlord and Tenant Act (as advised by our solicitor: read it, it DOES give the right to as redress for failure to maintain the property) and they've carried out a full inspection despite the place being in chaos and full of boxes and the fact that their own inspector advised that it wasn't in a fit condition for rental at the beginning of the tenancy (luckily we still have the .pdf inspector's report, or they'd be after keeping our deposit, I'm sure). Staff agree to be a point of contact but fail to inform you that they'll in fact be leaving for a nice holiday that evening, leaving emails and phone calls unanswered, every time another answers the phone they have to go through all the details again, as though there's no contact or communication between staff. We dealt with the Camberley office, but they appear to be tarred withthe same brush as all their other branches. They have the cheek to call themselves "managing" agents - couldn't manange a panic in a sinking submarine, in my opinion. All in all, a very, very disappointing experience, will be complaining to ARLA, the toothless "standards" body and probably should have commenced legal proceedings / reported to Environmental Health. It seems I have to give at least one star, I wish I could give none.
