We had a great experience selling with RMJ through the entire process. Initially we were recommended by a friend who had recently sold through RMJ and had a good selling experience, pleased to say we had the same! Ryan did a thorough and professional job taking us through our valuation, which had a good basis of research and gave a clear 3 point valuation. Ryan and the team also did great work with the marketing, Ryan's photos and walk through video looked super and he also helped with advice for getting us ready for the photos to get the house/garden looking its best. Really liked the clear and succinct nature of the advert, minimal on throwaway sales jargon (IMO this makes me feel like an agent is trying too hard, potentially to mask issues) and based on facts. The team did a good job of managing viewings, always prompt to get in touch when there was interest and never missed out on getting a potential buyer booked in. I'd say an area for improvement for us was the viewings. We had a couple without us present and then a few with us still in the house and so could over hear parts of conversations. It was clear the person facilitating the viewings was inexperienced, which is fine but we would have liked to see improvement which wasn't necessarily the case. They didn't seem overly prepared as often didn't point out the key selling points of the house, I understand you'd want to leave buyers alone when looking around but really would've expected more sales effort. E.g. little details that would help with interest, like mentioning the bathroom was less than 6 months old, we were staying in the area as liked it so much, south facing garden, primary school and shops nearby etc. The viewings were still conducted in a professional manner and didn't hamper our sale, I just think a bit more effort and attention to detail here may help tip the balance. We were also a little surprised in the lack of potential houses for us to buy being fed through to us. In the end, the other Medway RMJ branches actually organised more viewings for us and we had to identify the houses we liked ourselves. I'm not sure if it was just unlucky that they had few properties on their books that fitted our needs but there were definitely occasions we were told about houses coming to market but then had no follow up. Where RMJ really earned their commission for us was the management of our marketing to maximise online views (making sure the advert was complete and timed well for release online) and negotiation. Ryan was very good at understanding our sales stance/needs and facilitated the negotiations with our potential buyers in a pain free way. He gave open advice throughout and we felt confident with our asking price and chances of selling. In the end, we sold in less than a month. Another part of the service we were very happy with was using their recommended solicitors (Cook Taylor Woodhouse) who were excellent and also integrate well with the RMJ team, who have access (if you choose to) to the solicitor's online document portal which helped with the latest status, clearing blockages and keeping our buyers in the know. RMJ's sale progressor Nina along with Kayleigh also did an amazing job to help keep everything moving, chasing both sides of the chain and keeping us up to date all the way from the point of sale up to completion day (which went extremely smoothly). Nina was always quick to respond to our emails/calls and passed information efficiently between us and our buyers in a professional way, which helped remove a lot of our anxiety. We were on the fence for a while about deciding whether or not to use an estate agent for our sale and honestly RMJ were worth it. We came to market at a tricky time with mortgage rates impacting the number of buyers and weakening the sellers' position. However, I believe RMJ earned their worth by providing the extra attention to detail (marketing) and support (negotiation, large local network, sales progression team). Very happy we decided to use RMJ. Thank you all who helped make our sale possible!
