As a landlord, I have been with Northwood Preston for well over ten years since they set up in Preston in 2007. Throughout this time we have shared a harmonious and mutually supportive relationship. My first contact with Northwood was early in 2007 when I purchased two properties through the estate agency side of their business. Both transactions progressed smoothly to successful completion. They subsequently managed these properties as letting agents. After a period of around two years I was so impressed with their efficiency and willingness to discuss any problems that I transferred most of my other letting properties to Northwood Preston from other agents, and I have been very happy to stay with them. My property portfolio includes a variety of houses and apartments, some of which are let on the Fully Managed contract and some on the Guaranteed Rent contract. I have found both schemes work very well, and I have been particularly impressed that they have honoured the Guaranteed Rent on the few occasions when I have had empty property between tenants. In my experience, a good relationship between landlord and letting agents depends on BOTH parties behaving well and responsibly. Over the years, I have talked to a number of landlords who refuse or delay spending money on the upkeep of their properties and then blame either their tenants or the letting agent when the property deteriorates. I firmly believe that if a landlord keeps the property in good repair and treats the tenants well, most tenants will respond by looking after the property well. We landlords easily forget that the agent has a duty of care to both tenants and landlords, and prompt repairs and renovations obviate the need for constant reminders, thus removing a major source of friction between agent and landlord.
