It is a pleasure working with the staff at Martin & Co. They are reliable, conscientious and really nice people. Thank you for your help.

I used Martin & Co in Pontefract 18 months ago to find tenants for my rental property. I was pleased with the service i received and as a result i am currently employing them to find my next tenants. I have found Michelle a very professional yet friendly person to deal with. She has acted very quickly to find suitable tenants & she is very thorough with both the process & paperwork. I have had good communication from the office & fair advice even if it is about something outside the remit of the service offered. If i continue to receive the same level of service with the current & future dealings then i will definitely be remaining a client of Michelle's & I would not hesitate to recommend her Letting Agency to anyone else.

Not a good company to deal with, they will end up costing you money because they are simply just inept. Avoid, you have been warned.

Hello Mr Houdini, we haven’t any record of you in our Pontefract office. If you’d like us to investigate your complaint could you get in touch with further details. Thank you. Michelle

most stuck up rude agency of ever come across they don't like people on benefits don't ever try and get a property with them because they're going to set you on benefits they just don't like your they're just trying to get more money out of your and they're just don't like people on benefits they are scrimminated me against multiply to think care about me and everyone is to help me whatever happens this agency wallpaper what they've done and I'm going to make sure that they've got no respect for me all they care about is their cell and it underlines what they want all they care about is a discriminating people

I'm sorry that you felt the need to leave such a review. As we have explained to you by email your enquiry arrived the same afternoon that we received a holding deposit from another applicant and we do not take any further viewings once a holding deposit is paid. We do not act illegally and strongly refute your allegations of discrimination. Michelle, Martin & Co Pontefract

First time buyers and was looking at a property to put an offer in and be LAUGHED at by one of the agents and told to put in asking price to which we did only to be told the asking price wasn't enough and we had to add another 5 thousand. Don't advertise at a price if your wanting 5 grand more. Absolutely no help what so ever. Wouldn't recommend these if your a first time buyer

Hello Tara, I'm sorry that you've had a disappointing experience with an estate agent but I can't see that we've had any contact with you prior to this review? Your name isn't in our contact database and we have no record of you viewing a property with us. I'm happy to look into this further but you will need to email the office on pontefract@martinco.com so I can check the details. Michelle

Contacted the agency to view a property, but was sent a note to pay £126 non-refundable holding deposit while the application ("referencing"?) is processed. No return if the "referencing" fails. It seems like a clever scam with very little redress if the landlord has a quibble and refuses to rent. Or what if they delay the process and after 3 weeks you find somewhere else? They keep the deposit. Apparently, the holding deposit is to pay for a thorough "background check" and the guarantor. This is despite paying £650 security deposit for a £500/month flat. Maybe some people have had good experiences (one wonders if the reviews are fake), but there are too many warning bells screaming: "avoid avoid"! Do landlords ever get to rent out their properties with this agency either? Or are they milking a high demand for housing by scamming dozens of potential tenants for each property on their books? The reviews are Trustpilot are almost universally negative! Maybe because good reviews are harder to fake there...? UPDATE: hardly a malicious review, I've uploaded the message, which seems to indicate that the deposit won't be returned regardless (certainly no mention of when or how it will be returned). The rent was £550, so why is the security deposit £634? Where is "the law" to charge these outrageous prices? Apparently the £126 is to pay for a thorough background check of the tenant and the guarantor. That alone sounds like a "legal" scam, when there's already a hefty security deposit and a month's rent up front - and no doubt several candidates in a series all paying their £126 or £115 thorough background check fees. Why does one have to pay a week's rent (without being able to move in, of course) to allow the owner/agent to make up their minds whether to rent to you or not? Other agents take references and let you know by the following day whether to proceed with the paperwork. No charge. Go to Trustpilot and search for Martin & co (some decent reviews, from sellers or landlords, and a few really awful complaints, from tenants and one irate landlord) and martinco (same company but ALL with bad reviews). It seems they also charge £90 to renew the tenancy - no mention of that anywhere in the messages or the website. From their website: "... your holding deposit will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check..." I think the devil's in the details: the Right-to-Rent check seems to be for foreigners and there is no fee involved, just provide a "share code" from the government. Where's all the other nonsense about a "thorough background check", which could be quite strict and difficult to pass, so a very good chance you will lose the holding deposit. Based on the experience of other reviewers, this agent seems unhelpful and dubious at best. Prove me wrong!

Our reply... We have no trace of Gary Orman on our applicant database here at Martin & Co Pontefract and can only assume this is a malicious review. There is no scam and we certainly wouldn't have all the other great reviews here on Google if that was how we operated as a branch. As I'm sure you're aware Google reviews can't be manipulated, unlike some other platforms, which is probably why you left this malicious one on here. Just to also add that if the rent on the property you're looking at is £500 per month the holding deposit should be £115 and the deposit only £576, which is set out by law. Have you made the whole thing up just to submit a false review? In any event I hope you are successful in securing a new property with your agent of choice as it is unlikely it will be with us. Really wouldn’t recommend. I contacted them to inform them of my interest in a property which had only just been put up. When I rang them I was told to call back on the Monday, days later on Monday I called and was then told I would receive a call back later on with information regarding viewing availability and an application. Never received a single call. I then sent an email and called again and was purposefully ignored. I went to call again the next day but when I looked online they’d removed the property. Zero communication and a really unprofessional company.

Hi Ella Thank you for taking the time to leave a review. I’m sorry that your experience has been disappointing and that you missed out on the flat. Looking at the notes on your contact record, we did leave a voicemail for you but the flat you enquired about went under application later that day. We did receive a lot of enquiries about that property and can only take one application forward. We do try to ensure all applicants are contacted promptly, whether by email or phone, and will, of course review our procedures to ensure that your experience isn’t repeated by other applicants. I wish you well in your property search. Michelle

Hi John, I’m really not sure why you felt the need to leave a 1 star review when you say you haven’t dealt with us?

I’m sorry that you feel this way Wayne. I’m sure that the team would not have intentionally misled you but if you have any concerns now that your deposit has been finalised and your tenancy has ended, please let me have more details by email and I will investigate it further. Michelle

Hello Melissa, I’m sorry that your tenancy ended earlier than you had hoped for, and that you felt the need to leave this review as a result of the dispute over your deposit. As you know we use an independent inventory clerk and his report forms the basis of our discussions about the return of a deposit at the end of each tenancy. This has now been concluded but if there is anything further that I can help with just let me know. Michelle
