So bad. So so bad. I’m a landlord. They manage my property. I can’t express the rage I feel towards this company. Avoid them. Communication is terrible. They bury additional charges in emails and ignore my instructions. All they are interested in is increasing the money they take without a consideration to the tenant.
This office is a total shambles. Unfortunately, we inherited John Shepherd when purchasing a block of apartments that they had 'mis-managed' for a number of years. They promised the earth to retain us as clients, but delivered nothing. Lots of unhappy tenants came out the woodwork, various complaints and abysmal communication. Every aspect of their management was woeful and we could not wait to terminate their appointment at the first opportunity. Even today, their accounting to us has not been reconciled correctly yet the manager Julie Sergeant is avoiding / ignoring all contact. Some of her staff are very pleasant but are seemingly helpless and appear embarrassed at all their mistakes. John Shepherd are a stain on the property industry. Avoid this company at all costs!
I attended a viewing with John Shepherds Letting and initially everything seemed fine. After I expressed interest in renting the flat, I received a link to complete an application on Goodlord — but the process was a complete mess. My partner and I each paid a holding deposit of about £120, and only after that were we given access to the tenancy paperwork. For some reason we were required to fill in separate forms; we spent three days completing them only to be told a week later (with help from a staff member) to “just fill them in somehow, we’ll sort it out”. My partner’s income is well above the stated threshold (roughly six times higher), and we even offered to pay a year’s rent in advance — yet we were still refused. The reasons given were inconsistent: we were told the landlord “didn’t want” us, that our documents “didn’t pass,” and that because we still rent elsewhere it was a problem. Throughout the whole week their communication was frankly awful. Our holding deposit was not returned. One month later the same flat is still advertised on multiple sites and the price has been reduced, which makes the whole situation look very suspicious. From my point of view this process felt extremely unprofessional and raises questions about how holding deposits are being handled. I would advise anyone considering John Shepherds Letting to be cautious: get clear confirmation in writing, keep copies of everything, and be aware that you may have difficulty getting a refund if the landlord/agent decides not to proceed.
Take to long to answer the office phone and even longer to get a response 😞 Need someone near the phone or that messages get pick up every hour. I nearly went to other agent to buy another house if was that frustrating. I wonder how the sellers feel about wanting to buy a house, cannot get viewings and then cannot get feedback. No wonder housing market is so slow.

Incompetent, unprofessional, pathetic - they are a joke! Reported issues are ignored, when they promise they will back, they never back, they have problem with arranging even simply repairs in reasonable timeframes. If there are more issues, they are lost, it is too complicated for them to manage, so, waiting a half of year or a year for something, it is their standard. Their strategy are: excuses, empty promises and silence/ignoring part of the message/email. And on the end they blame tenant for their failure. I strongly discourage using their service.
Standardless service Disappointed with Lack of Service – Avoid if Possible I recently rented a property through John Shepherd Lettings @ £1300 p/m, and the experience has been frustrating from the start. There was no handover when I moved in, leaving me without essential information about the property. I contacted them on Monday to address this, particularly regarding the fact that I had no heating. They assured me that someone would get back to me—but five days later, I’m still waiting. Being left without heating in the middle of winter is unacceptable, and the lack of communication from the agency has made the situation even worse. I expected a professional service, but instead, I’ve had to chase them for basic support. If you’re considering renting through John Shepherd Lettings, think twice. Their poor service and lack of responsiveness have made this an incredibly stressful experience.
The worst estate agents I have ever dealt with. I inherited a property to understand that they had an incredibly poor relationship with the tenant, negligent would be the perfect word. I visited with two property managers and I needed to mediate a shouting match between a furious tenant and the reactionary property managers. Things did not improve over the following 18 months whilst the probate process continued. The contact with the tenant was non existent, emails went weeks without answer, the number of out of office emails the property managers autoreply is in the majority. I managed to speak to the directors of the business a few times, which resulted in small steps forward. Due to these communication difficulties, and the complete breakdown in trust from the estate manager in John Shepherd, the tenants' keys have still not been recovered. There is outstanding rent in the tens of thousands owed to the executors of the estate. Worryingly for new clients, John Shepherd had lost the copy of the keys they held, and thus the tenant was the only person with access to the house. Additionally, the property managers sent over the full unredacted file from the tenant to my solicitors, so we have every piece of personal information on the tenants. Beware of ever using John Shepherd to rent from, or let with.
