Don't rent from this company dodgy people and company full of promises that will never get delivered. Liars and absolute joke from start to finish. Specifically don't rent 5 Marlborough road room 3, or generally any of the flats. Both Landlord and property management are aware the roof needs to be re-done, as there are multiple leaks yet continue to rent out to tenants on fixed term contracts without telling them of issues, they just cover it up with a paint job despite doing nothing to fix issues will moan if you do. Walls moulded up within 3 months. Annoying tentants will leave mail on the stairs in piles and garbage everywhere on the patio. Wallpaper covers mould and cracked plaster work. Nightmare let, do not bother. Only Virgin Internet available. Stoves are useless and constantly short circuit and the fuse box to the lights in the basement are locked. 0 respect for tenants 3 times people entered my room without authorisation 2 times cleaners and one estate agent. Was told all bills included by the agency and then they backtracked on it when signing the contract. Flat was not clean when moved in, took 3 months for them to get a plumber out to fix a leak second time round, reported the leak on the roof and nothing done throughout tenancy remainder of tenancy regarding that. Also it was their own agent that told me the house needed a new roof. And I know the agency let out the properties to people knowing of the leaks, as I spoke to both the previous tenants and the new tenants downstairs had leaks and were not told. I'll upload photos when I can be bothered.

All of our records show that maintenance reported was actioned quickly and any access required by us was specifically agreed prior. We do agree that there were issues with the post and as a result, the landlord has since provided mailboxes. Had sewer gas coming out of the shower for a whole year, they did nothing to fix it, nothing to do with the cleanliness of the shower I poured 2 bottles of mr muscle drain cleaner. The trap to stop sewer gas coming up wasn't fitted properly and every time we flushed the toilet it would empty the trap and release the worst smell I've ever witnessed. They said they'd have to rip the ceiling out and we'd have to move out whilst they fixed it. Serious black mould and structural damage to the walls which they wrote off as 'condensation'. The house was also freezing and had drafts all throughout. No insulation, was the equivalent to sleeping in a loft. They never rectified any of this and probably never will. I now live in an amazingly insulated house with no sewer gas problems so hallelujah. Funny how its not supposed to be normal to have such issues but seraph act like it's not their fault and completely normal to live in such conditions. They don't care. Spend more money on PR and lying than helping their customers.

Non-responsive (despite numerous emails and calls), sends contractors to your door without knowledge.

Our block of flats have had no working door buzzer for over 7 months now. Seraph has given us multiple empty promises and is now ignoring us. They used to be really good but something has changed over the last few years.

It was really bad experience. They don’t provide any records. They didn’t complete our requirements. Don’t waste you money. My building was with Seraph from 2022 until the end of 2023 and we are still asking for our invoices, bills and records. Terrible service

Totally unprofessional company who always take the owners side over the tenants, regardless of the situation. Tried to deduct money from deposit due to damage caused by a previous tenant, tantamount to fraud. Had to take the case to an adjudicator, we won. The owner is the Chairman of the National Registered Landlords Association. Speaks volumes about the state of the rental sector. Stay away from this company. Edit: Your response below to the review is typical. There was no negotiation in this matter, Seraph just decided to be bully boys and go straight to the adjudication - which is against good practice. Anyway you lost and we are taking you to the small claims court.

This case was referred to the Tenancy Deposit Scheme adjudicator by Seraph after we were unable to reach an agreement between the landlord and tenant regarding end-of-tenancy charges. We are sorry that you are dissatisfied, however, we have followed the correct process by referring it to independent adjudication where an agreement could not be reached.
