5 ⭐️⭐️⭐️⭐️⭐️ Our interaction with Iain at Fisks started two years ago when sadly my father passed away and we contacted a number of local estate agents to give Probate Valuations. Having met a few of the local agents it was Iain who impressed the most. He was compassionate, friendly and came across knowledgeable to the Probate rules and the local markets. Being independent also just felt right. Iain knew that the estate was not in a position to progress a sale until Probate had been granted and due to legal challenges there would be a further delay before any discussion could begin about selling the property. We did discuss options like renting in the short term and to put on the market but subject to probate but we felt this wasn’t something we wanted to take at this time. We kept in touch but at no point over the 18 months did we feel any pressure from Iain to get our fingers out or force of any arrangements. Roll on February this year and we arranged to meet up with Iain the next time we came to Wimborne to check on the house. Clearly, we needed a smooth transition to the sale of my parent’s home of some 35 years. Iain brought us up to speed with the market developments over the last 18 months and agreed an appropriate market figure. The house initially went on the market back at the end of February with an agreement for “house checking” over the coming months as we lived miles away. Paperwork issued very quickly and the sale board was up. The challenge we had was the house required complete renovation and that would restrict the market of buyers. We initially had a few viewings early on but these were not to come to offer. Then in mid May an offer came in. We agreed a figure with no negotiation on price and the house was off the market. Iain and his team worked quickly ensuring the paperwork and legal documents etc were in the right place at the right time. We actually used Ellis Jones Solicitors for ease as they are over the road to Fisks. There was a delay - nothing that Fisks, or any one of us could chivy along. The local council land search - the council had changed their systems and what should have taken days became weeks and weeks. Iain kept us informed along the way. Early August the house was exchanged and keys handed over. We cannot be more grateful for all that Iain and his team did for the sale of the house. Thank You.
