Avoid at all costs! My experience with this agent as a tenant has been terrible, I have rented with different agents across the country and never had an issue, when moving out of the property I rented from Newton Fallowell, the landlord has tried to keep my deposit and charge me more, the house is in exactly the same condition as when I moved in the check in report backs that up, but the landlord is clearly trying to be greedy, Newton Fallowell have been no help whatsoever and are completely on the side of the landlord or “client”, when I asked them to intervene this is the response I received “we do not share the opinions and positions of many of our clients, we merely act on their behalf, and take their instructions, as that is the nature of our business, as the landlords pay us for managing the properties As long as our legal requirements and responsibilities are fulfilled then we have done our duty as an Agent”, incredible that they do not care about tenants, do not use!

This Tenant rented a property in Glenfield from us for a few years, there were never any issues. At the end of the tenancy the Landlord wanted to make claims which the Tenant believed were unfair. Unfortunately the Landlord has the right to make any claim he wants to, and equally the Tenant also has the right to dispute them. Hence why, we at Newton Fallowell use the deposit protection scheme to protect deposits, so an independent judgement is made on any disputes. We tried explaining to the Tenant, that the Landlord has the right to claim for anything they wish to, and it is out of our control, as it is their legal right to do so. We advised the Tenant to use the DPS so a fair & reasonable judgement would be made. The DPS ended up awarding the Landlord £124 and the rest went back to the Tenant. It is ridiculous that the Tenant failed to grasp the above concept, and has left us a negative review, when the whole situation was out of our control. If a Landlord wants to make mickey-mouse claims, then there is nothing we can do about it, other than let it play out with the DPS. This is the purpose of using a government approved scheme, to arrive at a fair decision for both landlord and tenant. It is nonsense that we were on the side of the Landlord as we did not ever say at any point that we agreed with the Landlords claims. It is also nonsense that we do not care about Tenants, as whenever a Tenant reports an issue we work wholeheartedly to try and get an issue resolved, as much as within our power. Ultimately however the Landlord/Owner is the decision-maker, and we are just glorified messengers.
