Will overprice your property to get the contract, 50% of the time they will reduce by 10k within the first 6 weeks. Then buyers will offer a lower bid again, if you’re happy to achieve 10-20k less. If lucky or property is in demand, then you may get what they say. They will ask for £30 per person for AML checks when these cost about £2 and you’d like to think this would be included in 1.25%. I went with another estate agent who sold before a board was put in place, didn’t need one! They also didn’t ask for £30 for Anti money laundering checks.
I let out my property via Number One for over 3 years and wouldn’t recommend their service to anyone. Despite paying for their fully managed service, I ended up dealing with the tenants directly just to get things done in a timely and cost efficient way. At the beginning of the tenancy, I thought I made it very clear that Number One were not to authorise any maintenance without checking with me first, but they still went ahead and arranged a gas safety check using their own contractor. This cost me money unnecessarily, as I already had a free one included with my property insurance. When the tenants gave 3 months' notice, you’d think that’d be plenty of time to line up new ones – especially in a hot rental market. The property ended up sat empty for around 8 weeks, and it wasn’t even advertised for more than a month. Their only excuse was they were short-staffed… not really my problem. To top it off, when I ended up selling the property to the tenants, Number One were once again slow to react. Despite me informing them multiple times of the intent to sell the property (and giving around 6 months notice of my plans), they didn’t provide any advice on the process or the costs involved. When I did have a specific process question, it took forever to get a response and even then it was “we’re not sure”. Now the sale has gone through, I’m once again waiting on responses from Number One to be able to close off the transaction and honestly I’m starting to lose hope that they’ll ever reply!!! In summary, if you want to pay for a fully managed service but still do absolutely all the leg work yourself, go to Number One. They’ll leave you short of 2 months rental income and then charge you for the privilege.

I wasn’t going to leave a review as I was just glad to have come to the end of the process and have nothing else to do with this company but today I was speaking to a friend who is currently looking to move house. When asked about the Estate agency that I used I told her the following and was persuaded to write a review. We used number one to sell our home. July 2023. Absolutely shocking service. Katie was lovely when first met but once I’d employed them to sell my home her demeanour changed and she spoke quite rudely. Both office staff and Katie constantly kept TELLING me I MUST contact my legal team and ask questions put to them by my buyer, proceeding to demand I tell my legal team how to do their job in order for them to sell my house. I was also TOLD I must constantly chase things up my end. I was getting emails and text messages from very early on in the process, despite requesting that all contact be made directly to my solicitor, Number one continued contacting me directly despite my notifying them that 1. I was abroad on vacation and 2. I was receiving hospital treatment of a serious nature. Had they been polite when contacting me, I may not have minded but their mannerisms were unprofessional and they were downright rude and abrupt. It had got to the point where I had to point out the rudeness to a member of the office team as I was no longer happy being spoken to disrespectfully and being TOLD I needed to carry out tasks that I was paying them to do. All in all, it seemed, once I had signed the contract with number one they weren’t interested in how they conducted themselves from there on in. They even disregarded the written notification from my solicitor informing them all contact was to be directly through them due to my having had surgery and requiring time to convalesce. They proved themselves to be very unprofessional. Selling a house is always stressful but the stress was heightened by the fact that they gave my personal telephone number to my buyer without asking my permission, so I was receiving texts and calls from him too. Often voicing his concerns that number one were not doing their job. Resulting in him feeling he had to contact me himself. Due to the stress involved, I came to a point on many occasions, of wanting to take my property off the market due to the stress of constantly being hassled about things that should have been taken care of directly between my estate agent and my solicitor after all this is what we pay them for….Never again…. At the start of the process, I tried giving number one the benefit of the doubt telling myself they were just trying to be assertive but there’s a clear difference between being assertive and passing the buck whilst just being down right rude. Courtesy and good manners cost nothing especially when you are paying them to carry out work on your behalf.
Our experience with this Property Management company has been extremely disappointing. We rented one of their managed properties that had significant structural issues, including a poor energy rating. Even during the summer, the property remained chillingly cold due to water seeping into the flooring from outside, leading to the growth of fungus. Despite multiple complaints, the company's response was limited to emails and providing "better" housekeeping manuals. Our son developed breathing issues due to the fungus, prompting us to request a swift solution. While their agent acknowledged the severe conditions and promised a Mold Surveyor, the subsequent report, conducted by their own surveyor, surprisingly claimed no structural issues or faulty single-glazed windows – a claim we dispute. The company, without addressing the root cause, now seeks to withhold our full deposit, offering no compensation for the extensive damages to our furniture and clothing (valued at over 5K+). We were compelled to vacate within a week for the sake of our son's health, relocating to temporary accommodation. We caution others to be wary of this company's practices, as our experience has left us deeply dissatisfied and financially burdened.
