We do not overprice properties to win instructions. Our valuations are based on comparable evidence, current market conditions, and buyer demand at the time of listing. The market ultimately determines the achieved price, and reductions (where they happen) are always discussed and agreed with the seller — they are never imposed. Regarding AML checks, these are a legal requirement for all estate agents under UK regulations. The £30 fee covers third-party verification, compliance administration, and secure processing — it is not simply the £2 electronic ID check you’ve referenced. Many agents charge separately for this, and we are fully transparent about this cost from the outset. It’s also worth noting that selling before a board goes up can simply mean a buyer was already registered and waiting — something we actively work hard to achieve for our clients and that’s great that you were able to achieve that.
