I do not recommend this agency and I am very disappointed to have rented a property through them. Very poor customer service and no consideration when expressing concerns. I lived in this country for more than 5 years now and started renting privately 4 years ago. All the other Letting Agents that have managed the properties I rented so far have been great all throughout. Given the accreditation Belvoir has, I must say I had higher expectations that they will be more professional. I do not personally like complaining, however when you pay for a service -given how expensive it is to rent in this town - you expect a level of quality and consistency. I appreciate the main customer is the landlord, but I wonder what would Agencies do without tenants?! My experience with Belvoir started well when I went to view it and Kelsey walked me through the property. I did have doubts as I could see the property hasn't been refurbished in a while and they have agreed with the landlord to make some changes, such as replacing the oven. I am still waiting on the other requests, but I understood that some quotes can take some time. Because the viewing was so short and it was after work in the dark (partly my fault) I did ask whether it has double-glazed windows before paying the holding fee and the lady from the agency seemed to believe it does, even though they would have had the Energy Performance Report which clearly states it is single glazed. As a result, the Electrical Bill on this house will be too much for me to afford especially in winter time. After paying the holding fee and when trying to schedule the moving date, I had the surprise of Belvoir telling me I need to pay the deposit and first month of rent 3 working days in advance with the reason being funds to clear. I went back to them to say this is not something I ever had to do with previous agencies and it is not alright to pay for a service without signing a contract and a bank transfer goes through within 2 hours anyway - I have 2 accounts with different banks and the transfer is instant most of the times. There was no consideration from Belvoir, they've basically said that this is what they do with every tentant and if I am not happy, to withdraw from renting the property, but they threatened to take part or my whole holding fee as I wasted their time. (As if my time wouldn't have been wasted) I decided to leave that behind and go ahead with this, hoping things will change (optimistic me) After moving in, another surprise, both the heaters in the living room don't seem to be working. You would think that while the property has been empty for so many months, these would have been tested and checked to make sure they work properly. All the heaters in the house were last tested in 2015, I appreciate it is not a legal requirement to be tested very often, but after Googling there is a recommendation to be tested regularly- 5 years it's quite a long time and there is no surprise those heaters do not even work. Furthermore, there are so many things that need fixing in that property that I cannot even begin to make a list of. Most of the doors do not work, I now realise why Kelsey showed me the garden from the other side, it's because the lock is broken! The bathroom door barely closes, the kitchen one does not close at all. Last but not least, Belvoir has 3 working days to respond to the issue I raised and fix the heaters, otherwise I'll be seeking legal advice as this is a breach of tenancy.
