Beware! If you're a landlord thinking of using Whitegates Mansfield as your letting agent, think again. It was the worst mistake I ever made and has cost me £1000's because of their sheer ineptitude an lack of experience. Below is an email I sent them recently to give just a taste of what to you can expect: FAO Whitegates Mansfield, I've just received this bizarre statement from your accounts department which looks like you have finally received the security deposit back from the DPS and have now randomly decided to use it against unpaid rent and take your own fees out of the money! Considering the absolute nightmare this whole tenancy has been (and will continue to be for me for a long time to come) it really is incredible that Whitegates feel they are entitled to ANY of the security deposit! Especially since I wouldn't be in this ridiculous situation if Whitegates had actually done what I was paying them for in the first place and not let the tenant stay on past his 6 months tenancy without any kind of contact, a new tenancy agreement put in place or the eviction process started! Frankly, I feel like whatever I've paid already has been too much for the level of service received so for you to even consider taking more now out of the bond is just beyond belief. FYI I was going to just forget about the myriad failings due to Whitegates ineptitude since this whole sorry affair began and move on but seeing this statement with your 'management' fees deducted just makes my blood boil! I mean, seriously?! Which genius thought that was the right course of action to take at this stage??? Heads up: A management fee is NOT applicable when: - The letting agent allows the tenant to stay in the property rent free for nearly 6 months! - The landlord has to pay over £1000 in legal fees to get the tenant evicted because of the above! - The landlord has to spend well over the bond amount repairing damage to the property when the tenant finally does vacate because of the above! - The landlord has to pay out even more money to take the tenant to the Small Claims Court to recoup outstanding rent because of the above! - Not to mention all the time, effort, stress and hassle I've had to spend dealing with this mess because of the above! Management fee?! I am beyond shocked that it can even be suggested, never mind about actually deducted. Talk about money-grabbing! I have been managing your mess so I should be charging you! Absolutely unbelievable behavior again from Whitegates but, you know what? I'm not even surprised anymore!
