Whether you're renting or a landlord, stay well clear of James Pendleton Estate agents.We were tenants. We used the 6month break clause to get out at the earliest possible stage.That flat was managed by Pendleton. The management left us without heating for a month whilst temperature dropped to -5.We were told it wasn't in our rights to have heating...We had issue after issue with other faulty fixtures and fittings.Staff were inexperienced and ill-informed of their obligations as managers of the property, and also of the landlords duties under the Landlord and Tenant Act.When it came to the flat going back on the market James Pendleton continuously breached the contract with regards to viewing times and notice given, then tried to blackmail us into allowing the viewings as and when they wished by telling us that our deposit would be in jeopardy if we refused viewings.It's now been 2 months since we've moved out and we just got back the deposit - but not all of it! We lost out to additional cleaning charges even though we received the flat in a poor state, only having a domestic clean.We arrange ANOTHER professional clean and were then told that the new tenants would have a say in the cleanliness of the flat and the release of the deposit, ignoring the check out inventory!!!What a joke. They take your money and treat people like crap. The landlord lost out on a full tenancy due to their incompetencies as well, it not just the tenant that they take advantage of.I've emailed their MD asking for phone call to discuss the issues. That was over 2 weeks ago now, no call.Beware of James Pendleton!!
