Initially I felt that I was not being kept up to date with things but having had a word to that effect I couldn't have been happier with their service. They carefully answered any of my questions and responded promptly.

We recently sold our house and received an average service from Northwood Leeds. Nothing was done badly, but as our house was sold before it even went to market and they didn't really have much to do, it wasn't done to the best of their ability. It's difficult to get hold of your named contact as they don't have direct numbers, email addresses or mobiles and when they take a message it can take hours for them to call back. Our chain was a nightmare from start to finish and they did nothing additional to help with that, other than take messages, whereas the other agents in the chain were much more forthcoming. We were told on the day of exchange of contracts that our buyer was considering pulling out by email, which was really frustrating as something that important should have been discussed verbally over the phone. Other than that they did what was expected, and were polite and professional. They did find us a very good first time buyer and we were pleased in the end that we completed on our sale and moved.

Hi Charu and thanks for your feedback. Looking back at our records we set up a tenancy between you and a private landlord in February 2018. After that time we had no involvement in the tenancy but are sorry to hear if things didn’t go well. Not impressed with this company. Never anyone to answer the phone. Went to one viewing that had a sales guy who didn't really care. The property looked nothing like the pictures. Waste of my time. Won't be using this company again.

I was really keen on viewing a property and got in touch with Northwood well in advance. They messed me about when trying to organise said viewing (agreeing to a time, cancelling it, taking ages to get back to me regarding another time) so someone else ended up getting an application in first. Just struck me as disorganised and not on top of things.

terrible. booked a viewing and no agent appeared at all. No contact, no message, left desserted until forever. Keep sending so called courtesy emails only to remind you how tedious their service is. Avoid at all cost.

We rented a property with Northwood during 2021-2022. We had really bad issues with damp and mould on the upstairs ceilings and windows, water dripping into electrics etc. Was so damp it started to ruin clothes and shoes. We reported it so many times but they dragged there feet with the issue and blamed us for it. They claimed the mould and damp was from condensation due to two people sleeping in the same room... Over 6 months passed since reporting the issue and they installed a bathroom extractor fan and somehow thought this would fix the issue. Nothing changed and had to constantly chase them up and call them regularly for them to even acknowledge it. A few months passed and they sent a guy to look in the loft and inspect the area whilst we were out (still don't know if anyone actually came). Apparently he moved the insulation around and spread it out more but this did absolutely nothing. Fast forward a few months and they started ignoring emails and calls. Had to get a solicitor involved and threaten legal action for them to eventually accept defeat and they ended the tenancy early. So Id avoid renting with them and avoid the property on Hopes Farm View.

As you’ve named the property in your feedback the landlady has asked me to comment that an independent, specialist damp company stated that the issues were not caused by the property and also that the current tenants are not experiencing any similar difficulties. I know you may disagree with this, but in the interests of balance the owner was keen that her position was also reflected. I was told by Northwood themselves that they actually reject all property bids at the first stage, just to falsely create a bidding war. How is this legal?! The housing market is so corrupt it's unbelievable.

I’m very sorry that we have not been able to explain the situation well enough to you and you feel the need to review our practises as unfair but I’m afraid I must point out what you say is simply not true. We don’t reject all first offers to create a bidding war or otherwise – apologies that our explanation of the situation clearly hasn’t been correctly explained to you. When we have popular properties whereby, we receive numerous similar offers, we feel it correct to give all clients the opportunity to be able to put themselves in a better position to be successful against the competition. The vast majority of people would offer more for a property if they knew that we had other offers. We make it clear to anyone who offers with us they are welcome to leave their offers where they are but also allow the opportunity to increase knowing there are several parties vying for the place. After that chance is given the vendor is provided full details of all offers and makes their own decision on who to sell to. In no way is this done with every offer as you mention, if we had just one offer we would negotiate in the traditional way however we do this on every situation with multiple offers from different clients as it is honestly the fairest and quickest way to give everybody an equal chance. Please consider on the other side if we didn’t give those first people who offered the chance to increase, with the knowledge that other offers were in place, I’m sure they would feel it hugely unfair. Unfortunately in a busy market like there has been in recent years and multiple bids coming in more often than not, someone has to miss out. We make every effort to give people an equal chance as we feel that is the best way to handle this busy market and the vendor has the right to pick the most attractive offer. In the particular scenario you found yourselves in, whilst there was an expression of interest from your side the owners received several firm offers. One of those was a full cash offer, well over the advertised marketing price which they felt too good to turn down – especially given the pressure to agree something quickly to secure their own onward purchase. They then instructed us to accept this offer as it helped them secure that chain for them. Sorry again if this didn’t come across when you called but we’d welcome the chance to help you find a property and if you see another with us that you like please don’t feel you will be treated unfairly.
