For your information, we use a third party company to create a check out report. This report is created by using the original inventory and comparing this to the condition the property is left in. We then obtain quotes from third party contractors to deal with all cleaning and damage above fair wear and tear. We then take Landlord instructions on what to claim for and negotiate this with you. If we are unable to reach an agreement we recommend the case is moved to an independent dispute via the Deposit Protection Resolution Department, and they make a ruling. If you have had money deducted from your deposit it will be due to the fact that the property has not been left in the right condition. I am sorry if you feel this is unfair, however we follow legislation and strictly stick to the clauses in the tenancy agreement and the Deposit Protection Scheme guidelines.
