The adverts you get is promising. 10-16% return. It is very attractive. As a business one should know it is too good to be true. The model is they convert auctioned property bought at a very cheap price tag, convert it to a exempt accommodation by changing the structure and add rooms. It would be leased to a social housing company on long term. The property will be sold to you on an inflated price tag by at least a £100k with a promise of high return. Of course one year later the social housing company introduced by the OPA goes in to administration for not paying their rent. OPA would say not their fault. They have asked a hefty fees for the whole transaction and you do not meet these social housing providers or you don't get multiple options. Also when the social housing provider went to administration there was no help offered. So £100k down the drain and still don't have possession of our own property, I am writing this feedback to warn anyone who is looking to purchase via them. Hope it is helpful.
