Although happy with the service provided by Putterills, I was disappointed that being such experienced agents who have dealt with sale of new build before could not foresee or predict accurately the time the developer would take to deal with such a large project. As a consequence, the flat has cost us more than what we had budgeted for.

One of our roles is to identify and progress development opportunities – be they for newly built homes or conversions of existing sites and properties - using unrivalled local knowledge and expertise.

The demand for development sites continues to be strong and, with supply limited, this is unlikely to change as the presumption against development in the Green Belt continues to prevail.

In line with these planning guidelines we spend a lot of time looking at opportunities to re-develop previously used sites and buildings, often referred to as "Brownfield land" as part of new property development.

Once a site has been identified, we can recommend the most suitable type of development within existing planning guidelines. We can work with the landowner to progress the project through to a planning approval and then introduce the site to our comprehensive database of builders and developers - ranging from small local companies through to the national house builders.

If our clients don’t want to go through the planning themselves we can find a development partner who will fund the planning process with an option to buy the site once planning has been obtained.

In addition, some developers have dormant sites that they no longer wish to build, so we also offer a confidential site sales service as well.

The Department in Hertfordshire is led by Ken Lee. Ken has been involved in the property development business since 1981 working, at director level, with major national companies and smaller niche developers on land development projects.

As a Chartered Surveyor, he has the experience and knowledge to recognise and co-ordinate opportunities - from small sites to more complicated, brownfield and multi party site assemblies - with the skill and professionalism to get the best deal for land and property owners.

The Land Department’s activities and contacts are very important to the generation of sales of new homes. We work alongside other property professionals such as planning consultants, architects and solicitors to ensure our clients have access to the best possible advice.
