Stayed in a property managed by Northwood just for a year. Promises were made before I moved in during the viewing stage that things would be cleaned, new electric radiators and other repairs would be done before I moved in as they were keen to get in a new tenant. Tenancy was agreed based on promises made. However on the day I moved in, none of what had been promised had been fulfilled. I had to chase for weeks just to get new radiators as the existing were not functional. Regardless of me having two small children in the home, only me pushing them continuously got the matter resolved. I did not receive any compensation for the use of a portable electric heater which pushed up the electricity bill. Furthermore, other issues arose in terms of plumbing I.e. leaking taps ect due to age which is fair. Again when getting in contact with the agency I had to continually chase to get the repairs completed. This disappointment was compounded when the plumber of choice completed only part of the agreed repairs they were instructed to complete. Again I chased and chased and chased to no avail. Lastly, I also mentioned that the toilets had started leaking. I received no response on the matter until weeks later. The response I received stated that the engineer was away and when they came back from holiday they will look into the problem. I received no further communication two months from that point and ended up paying for the repairs out of my own pocket. At that moment I choose to leave at the end of the tenancy as my children were settled and gave up on trying to help the landlord keep up with any on going maintenance. I would not recommend this company either for renting or buying. They took advantage of the fact that I was desperate for a property at the time, and gave false promises to tie me into a contract, knowing fully well they did not aim to keep them. Northwoods poor lack of communication, poor execution of promises and unfair charges at the end of tenancy for issues which were out of line compared to how I received the property show they are company with no integrity. These choose to charge me for issues regardless that I left the property in a better condition than I moved in. I am in the market for buying a property now but I would never use their service going forward. Honesty is not in their vicinity.

Dear Aleph, It is unfortunate that you didn't enjoy the smoothest experience at the property in question and I am saddened that we weren't able to force through the necessary repairs quicker. I think it is unfair to state that you were taken advantage of however, as we were completely open about the known issues at the flat, even while we had assurances from the owner that they would be sorted as soon as possible, you elected to move-in to the property as seen. We unfortunately cannot spend a property owners money without their permission, so even when we had sent out contractors or arranged quotes in good time, we were sometimes hampered by the financial circumstances of the owner, although despite that fact, the specific radiators in question were changed less than 4 weeks after you moved-in, which as I recall was in the spring, as opposed to winter. I have checked the history of our correspondence between my office and your good self and can state we always responded to you in good time. The check-out report conducted at the end of your tenancy is a completely independent report, created by a company who get paid the same amount for their inventories regardless of the contents. Their reports are to a high degree, factual and accurate. As such I can definitively refute that the property was left in a better state than you found it (a refrain we hear quite a lot), unless you feel that leaving drill holes in walls an improvement? Finally, on questioning our integrity and honesty, principals that our family-run agency hold dear and to which we owe our success, I would highlight that vacating a property while in arrears, or painting an inaccurate picture to damage a reputation is the antithesis of integrity. Despite the misalignment of our views, I wish you the best with your house move and hope things run smoothly for you moving forward.
