STAY WELL CLEAR OF THIS COMPANY WORST COMPANY EVER. I was left with damp and mould in the property, told to chill and enjoy the sunshine when I had expressed concerns for homelessness due to them providing a section 21 notice “landlord selling” even though it was put back on the market for rent. The staff are rude and have no customer service skills, I had a house inspection where the office manager Zoe spotted damp and mould and did nothing about it until I left the property as she deemed it not that bad even though it was coming from a leaking gutter and was all down the wall in my bedroom. I asked for this to be investigated by andrew the director through a formal complaint and he told me basically they will be doing nothing about this and think that the behaviour is okay and justified when I asked for Zoe’s certificate to prove she is able to carry out damp and mould surveys he responded to say he has nothing further to say on the matter. So all in all probably the worst company I have ever seen very dodgy, very rude and VERY INCOMPETENT!!
We started off well and were more than happy, Hannah was our point of contact for everything and always went above and beyond to help where needed. Hannah was always very approachable, friendly, knowledgeable and efficient however as soon as Hannah went on maternity leave it all changed from there. In Hannah's absence, we then had Zoe dealing with everything for us. It started off ok and Zoe did help with a few small things where she could. However, we also had a lot of things missed as it appeared Zoe either couldn't be bothered to come back to us on occasion or just simply forgot, however this didn't work for us as we wouldn't have been in contact if we hadn't needed anything. We had issues with an awful neighbour (the estate agents were already aware of this neighbour due to previous tenants complaints on more than one occasion, however we were not warned of this before moving in) to which I was told by Zoe "well you will have to be careful because if you complain and involve the police the landlady may not like it" - I can only assume that was a threat that we would need to leave our home if I took further action in any way? From the moment we handed our notice in everything was difficult. Zoe made this whole process of moving house extremely stressful and was not helpful at any point throughout the whole process. Zoe arranged several viewings at the property without our knowledge or permission whilst we were still tenants within the property. We had to make arrangements last minute for our dogs to leave the property for these abrupt viewings as well as move work arrangements around this leaving us at a financial loss, sadly this was the first days like this and it only continued. I understand after seeking further formal advice on this matter that this should not have been allowed at all under these circumstances. The people viewing the property were having to do this with us there, this was uncomfortable for everybody and we were left absolutely furious, Zoe couldn't have cared any less about this and turned up at our home with a false niceness about herself. We had clearly stated to Zoe the days and times that worked for us, she chose to completely ignore this. It seems Zoe will tell one thing to one tenant and something different to another tenant within the same property with the property. On the last day of our tenancy we were unable to access our home to remove our belongings (again, another day off work) due to the nightmare neighbours workmen in OUR garden with smashed glass all over the place (I have already mentioned we have dogs). When we disputed this access with the workmen they let us know they had permission from Zoe herself, when we phoned Zoe about this she denied this (she lied to us) but told us to come back another day and that it was tough basically. We were left disgusted with Zoe and Williams Estates at this point. We then had to come back at a later date to remove our own belongings, this should never have been the case. Zoe wrongly deducted money from our deposit after we had carried out minor repairs at our own cost, again this was wrong and will be handled as a formal matter to get our money back. Zoe also tried to take a large amount of money from our deposit for a previous tenants damage knowing full well this was the case but thought she would try her luck it seemed. We had several plumbing issues within the house and not once did Zoe sort this for us and wrongly deducted money from our deposit due to this, we made her aware on several occasions. In the past the work suggested by the tradesmen who came out was not followed up on either for some reason. They could not fill the property for over a month after we left, however, Zoe told the gas, water and electric providers know that we were still in the property until they filled it with the new tenants (there was a minimum of a month in-between), why she did this I don't know as she knew the dates we occupied the property from and to. This again will be followed up in my formal complain as this is completely out of order.
Wish I could give less than one Star, I would not recommend to anyone to Rent properties of this agency, absolutely poor customer service,they don't care about tenants just they care about their pocket. Especially Zoe is very rude and racist to another nationality ,she doesn't learn anything of respect
Proceed with caution. Electrician recommended provided a false test, it took months for anything to happen and then I was dismissed after rejection a poor tenant and then zoe constantly harassed me afterwards would not recommend to anyone

I would strongly recommend to not rent a house through Williams estate agents. They take the side of the Landlord in all matters even when you are the 'ideal tenant' and pay your rent every month on time. Very slow to respond and follow up on maintenance & repairs. Waited months for a central heating fault to be repaired and was even left without water at the property for 3 days after an outside tap pipe burst. As for when you leave the property, don't expect this agent to act or advise impartially. They completely ignored the clear and obvious evidence that the Landlord was making a baseless claim against the holding deposit and instead pushed the dispute through the arbitration scheme. Thankfully the independent adjudicator found rightly in my favor but it still took 5 months to get my deposit back. Will never use this agent again.
I would not recommend you either sell or buy a house from Williams Estates. After being promised the house we purchased would be clean and tidy, the sight that greeted us was a house that was full of dust and dirt, the kitchen cupboards took me 3 days to get clean. After complaining we have been given the impression that we are the ones being unreasonable and they have simply washed their hands of us. The vendor despite receiving his monies 4 hours previously was still in residence and the banal response from Williams Estates was, these things happen. Avoid at all costs. A recommendation of an Estate Agent would be JLord of Davenham, who were the epitome of professionalism and unlike Williams Estates couldn't be of more help with a problem. Depends which side of the post you are on with these. We complained about one of their tenants who is constantly banging, letting her dog mess all over our garden, parking right up against our car door, and keep walking across our garden and pointlessly stood outside our house being a nuisance. They wouldn't take our word for it so they asked for proof, we sent them proof (videos/pictures etc) and they did nothing apart from make the whole situation worse. They took their tenants word over ours regardless that we had CCTV and proved otherwise, the tenant is mentally ill and we have requested help from everybody we have spoke to to help her, nobody is interested the estate agents did nothing but waste our time and lead us on, this is now worse than ever. So I suppose if you're going to cause trouble as a tenant, maybe choose these as they will turn a blind eye, but if you want a respectable estate agents maybe look elsewhere as these are nor use nor ornament.
