*** BUYER ALERT*** This is info for other buyers going through Stevens & Carter Hailsham... in the hope that they are not ‘FLEECED’ as they attempted to do with us. The agent & vendor alike acted disgracefully. As a buyer we may be of less importance to these ‘people’ because we all know, higher sales equals higher commission... However certain disgraceful practices should really have Ombudsman consequences. We were ‘pushed’ up and up on an offer on a property of theirs in Coast Road, Pevensey Bay. Initially marketed at 395K. I was never comfortable with what we finally agreed on (385K) and hence organised a 2nd viewing 14/05/22. We realised that realistically 50K minimum was what actually needed to be spent on this house inside and out especially because on 2nd viewing we realised it needed a whole new heating system which agent, other than a few words on the house profile, NEVER chose to mentioned to us. Yesterday morning 16/05/22 I sent agent a nice email explaining that regrettably we had to withdraw from the purchase & I explained why. Their ONLY response was, within an hour or so of my email receipt, reducing the price online by 20K (375K)!!! If that isn’t proof enough of agent/vendor FLEECING & MALPRACTICE I really don’t know what is!! In all my dealings with agents over the years this has truly left me flabbergasted to say the least. BUYERS just please beware! I am sure the agent will reply to this, will have to reply to this to cover themselves. To you I therefore say again... DISGRACEFUL! I have emails & screenshots of every stage. I want no other BUYER to go through this! My partner & I will make sure of this.

Thank you for your post, Mrs Ghirardani of which your version of events has been duly noted. Can I ask Is this is a case of you not getting what you wanted and blaming the agent? However moving on, there are several items you mentioned in your email, that I feel, need to be addressed. You have used words such as and I quote "FLEECING & MALPRACTICE". I TAKE EXCEPTION TO THIS and you are quite wrong to say it! You have said that the property, upon your second visit, needed a whole new heating system and we had decided not to mention this to you. Why would we when the format of heating system (a warm air central heating system) was clearly shown on the property details (as you have confirmed) and in working order. Not only that but this was discussed at your first viewing and again by us with your husband before your second viewing took place. I KNOW because it was me who spoke to him, so can I please ask what did we forget to mention? You agreed to buy this property and the price was set which was below the guide price of that time. Upon a second viewing you decided on Monday at 07.27am, by email and not by phone, to withdraw from the purchase which of course is your right and always should be. I had a discussion with the vendor letting him know that you had withdrawn from the sale and we both agreed it was better at this stage than several weeks or months later. He was and is STILL adamant that he was only willing to accept the figure he agreed with you. I did suggest that we change the price to OIEO £375,000, I must admit I am unsure as to why you feel this is not something the vendor could do. If you check the property portals, we always market our clients’ properties with the phrase OFFERS IN EXCESS OF £375,000 not just at £375,000. As you had decided not to buy the property, I felt that this may generate more interest in order to achieve at least the figure YOU AGREED TO PAY. So please don't say we look to fleece buyers and say the way we work is “malpractice” because it is not. I appreciate that the current market is extremely difficult for buyers, and we do sympathise, but we are employed by our Vendors to achieve the best we can for them as long it is done in an ethical way - and it is. We do not force buyers to increase their offers, if they wish to, they will if they don’t want to, they won’t. Your posting is quite within your rights, but your version of events is not the truth, only your interpretation............remember you withdrew from the sale!
