WARNING. Living in a LL property was one of the worst things to ever happen to me. They’ve been the most cold hearted, money hungry, unreliable company and have caused me and plenty of other students a decline in both mental and physical health. It’s hard to avoid them as they own majority of the rented properties in Cornwall but it’s important for people to know what they’re dealing with if they unfortunately have to rent with them. For start, the house we moved into was so unclean it took us 2 days and a few trips to the dump to clean the house. The place had so much damage to furniture and appliances and was infested with mould. To the point where one of our housemates had to pay to live somewhere else during the winter months. The house was freezing cold, you could see our breath indoors even with the heating on. We continuously put through maintenance reports that didn’t get fixed or took weeks to even be looked at. I’ve spoken on the phone in tears multiple times pleading with them about how unhappy we were with everything and how damaging it was for us. TW there was a period when my mental health was so dangerously affected where I had to be in hospital. Not to mention the harmful effects of the mould. Everyone was sick throughout the tenancy. Every time we called or emailed , the responses we received were cold and the blame was directed back on us. When we’d spoken to a member of staff about the reason for a lot of the mould, they turned around and said it wasn’t true. Which we had blatant proof of. There was a brick wall in the garden that was so old that bricks would constantly fall down, one right next to my foot which would have been crushed if I was stood an inch closer, and one fell down inches away from my housemates head, potentially killing her. They did not care about us at all. It’s so upsetting to have to deal with this and the stress of university and they count on the fact that this is our first homes renting independently. They’ve also taken most of our deposit and have said they have to pay for repairs, that 1) where already broken when we moved in, and 2) had been reported multiple times during the tenancy. I wish I had someone to help me with the legalities of it all because the things they have gotten away with is definitely not legal. They made the mistake of taking on so many properties and not hiring enough people to manage them therefore doing the most appalling job ever. If I ended up taking my life then maybe they’d have taken us more seriously.

Thank you for your feedback. We regret that you were feeling upset while living in one of our properties. We genuinely care about our tenants and strive to ensure that their experience with us and our properties is positive. We apologise that the condition of the property upon your move-in did not meet your expectations. We did have all the properties professionally cleaned and checked before the tenants moved in. In cases where this did not meet tenants' expectations and we were notified, we did send cleaners back. We have strict processes in place for dealing with maintenance issues, especially mould. We follow government guidance on handling mould concerns, and we cannot just attribute these issues to tenants we conduct an investigation on the underlining causes. We take pride on ensure that all properties are safe, clean, and habitable. We have invested in a maintenance reporting app for tenants to use to report any issues so we can deal with them promptly as well as providing loads of information to tenants to support them living in their first rental property. Regarding the deposit deductions, we understand your frustration. All deposits are protected within a government approved Scheme (TDS) and must be handled within their strict processes. We cannot use a tenant’s deposit to rectify maintenance issues that are landlord’s responsibility. With any deposit deductions, we must compare the inventory to the checkout, which are both completed by a third-party company. The TDS will only award deductions if they are fair and just and tenants’ responsibilities. The TDS will also take fair wear and tear into account.
