If I could give zero stars I would. This estate agents is beyond poor. My housemates and I are second year university students and already we have had to live with mould growing in our rooms, covering clothes and furniture that we have had to throw away. we lived like this for 3 months and became ill with colds, Nicholas Humphreys were extremely unsympathetic and rude to us making us think it was our fault and normal to be living in cold, damp conditions when in fact it was a structural housing issue that caused condensation in rooms and mould to grow. this situation was sorted out after 3 months. secondly we have been living for over a month now with no wifi. there was no fast attempt to resolve this and again began blaming us, only after 3 weeks were we given a 4G box however this ran out after a few days meaning as uni students we couldn't do our work at home and we were using a lot of money on 4G. I can't put into words how awful this place is. for the amount of money we are paying as students I cannot believe they are treating us like this. DO NOT SIGN WITH THESE PEOPLE.

As you’ll know, the Managing Director and Lettings Manager have already met with your household about all of the concerns you’ve raised, including supplying and paying for your household’s 4G device while BT was down, and organising for a contractor to look for any structural issues at the property. You’ll also know that the landlord organised for a professional cleaner and had a PPU/PIV anti-condensation unit installed in January after the contractor was unable to find any structural issues that were causing condensation. As we've had very positive communications with your other housemates around these issues, we would like to better understand if there is something in particular we can support you with that you feel has not been resolved. We’re happy to speak on an individual basis if you prefer. Advise students to stay away from this letting agency. They are extremely slow at replying, unless it is a viewing (in which case they often will just show up, and often not even lock the door despite all tenants being out...). Took the agent seven months to fix a fridge which was showing temperatures of 12 degrees, following which the electrician stated it was illegal to have been fitted in the state it was. They will try and take as much as they can from your deposit, such as charging over £250 in cleaning fees, despite the residency left in an immaculate condition, following the hiring of a private cleaner. The landlord was more efficient at fixing things than NH. Avoid if you can.

I cannot recommend staying away from these managers more strongly. Tenants are treated like numbers, not humans. Edit after reply: I think your reply exemplifies your lack of awareness with dealing with personal information about your clients.

I'd advise people, students especially, to avoid this company. I went to a viewing with my current housemates at which the estate agent told us that we wouldn't be allowed to see the contract until after giving them a £400 deposit. They claimed that this was "standard practice" because, they didn't want to draw up a contract for us not to sign. The reality is that this is not the case at all. All estate agents and most landlords will have a standard form contract that they will make minor adjustments to if necessary. The landlord I'm with currently was more than happy for us to take our time to read the contract before signing or providing a deposit. The same agent also attempted to pressure us into signing by saying that there were very few properties available on the market. A quick search online and chats to other student renters showed that this wasn't true at all and that, it was more than possible to find a property as late as January. Overall, very unprofessional and clearly set on taking advantage of ill-informed students.NegativeProfessionalism

We had a scheduled viewing for a room with them, but the day of we were stood up, and found out through browsing the ads that it had been let already, and we were never notified to cancel the viewing appointment. Absolutely rude, unprofessional. Wouldn’t recommend at all. And from other reviews, I see it’s a systematic issue. Avoid!

I'm renting one of their student properties in Durham. They almost always ignore emails with any issues you have, and you'll have to resend them multiple times before you get a response. For the first few months I was in the property I didn't receive any advance notice of viewings, which is extremely unprofessional. My partner who is also in the same property has never once received a response to her emails or messages. They manage the internet for us, but when payments are due will not let us know until it is late, at which point they will threaten to cut it off if payment is not received immediately. They basically work through threats. Would definitely not recommend.
