An independent and official checkout inspection was completed at the end of your tenancy, dilapidation were identified in that report. We supplied you with the photographs taken during the checkout, which clearly show the condition in which the property was left and support the quotations obtained for the required works. Within the costs that you have mentioned above, you have excluded other items that were picked up and communicated to yourself. The landlord has instructed us to submit a claim for these costs from the deposit, and we have communicated the details of this to you in full. We have also tried to explain the process to you clearly via email throughout, however the responses we have received have made it difficult to continue a constructive dialogue.
