I lived in a Nicholas Humphreys property last year, and it was genuinely one of the worst renting experiences I’ve had. The house had issues from day one that they’ve tried hard to hide. There’s a lot of mold that builds up in the house in every single room apart from the kitchen and bugs, and slugs constantly getting inside from cracks left unsealed. My bathroom had no extractor fan, despite there being a shower, so the damp just built up. Additionally there was a leak in the upstairs shower that dripped through the ceiling into a lightbulb and the smoke detector downstairs in the living room which is an obvious electrical hazard and a serious safety issue. Despite reporting it, no one came to fix it or even take a look at it. This is classed as an emergency repair under UK housing standards and in our tenancy contract but they still never sent anyone the entire year to come repair it. Now, after we’ve moved out, they’re trying to charge us for blinds and a wardrobe that were already broken when we moved in and which we reported properly at the time. So this is an extra £110 we shouldn’t be paying. It feels like they’re just trying to squeeze every penny out of tenants after already providing substandard housing. I would strongly advise anyone considering renting through Nicholas Humphreys to look elsewhere. There are far better, more responsive and more ethical letting agents in the area. Cheap housing isn’t worth dying in an electrical fire because they want to scam another penny out of you.
So poor. We're around 3 months into our tenancy and so far I found a sock in the middle of my room when I first opened the door because they obviously hadn't even tried to clean. Dead bugs on top of our kitchen cupboards. Half the lights didn't have bulbs in. One of the curtain rails is broken and the curtains have brown stains on them. The mattresses are disgusting and need replacing. No kitchen appliances or hoover which for a student house is very unexpected. We waited nearly 2 months for our shower to get fixed because it was leaking through the kitchen ceiling. I went home for a few weeks and my pan and chopping board in my kitchen cupboard were growing mould and were green and furry. There is mould and damp everywhere in the house despite us ventilating the house and having the heating on as advised. I cannot believe they think it is acceptable to leave people living in a situation like this especially young people who have barely experienced the world. I do not recommend them at all. I will have to write more about it at the end of my tenancy and whether we actually get our deposits back even though the keys were given to us in a poor state - we even had a lose unprotected wire hanging from the ceiling.

Terrible estate agents. Lived in a property rented through them for 2 years. Was absolutely filthy when I moved in, stank of smoke, had not had cleaners in. On viewing there was water damage on the bedroom ceiling, was told there was no leak and previous tenant didn't report anything. As soon as it rained water came through. Was a battle to get it fixed and they only fixed the roof not the hole/caving in internal ceiling. Oven was ancient and didn't work so needed a new one putting in. Bedroom radiator broke and took over 2 months to be fixed, spent winter having a bedroom that was an average of 7 degrees. Windows all loose and wobbled in the wall when closing them, could feel the draft and see the curtains moving but my email about it ignored. Handed notice in, took keys back and heard nothing. Had to ask for deposit back. Had it returned then a week or so later got an email saying they were doing an inspection and to ensure it was clean and tidy, I'd not lived there or had keys for a month and already had my deposit back! It's back on the market now, price increased by £75pcm. From the photos they've put new flooring in which it desperately needed but I can see some plants my movers accidentally left still on the windowsill so again cleaners not been in (we did clean it before leaving at least, except the cupboards we didn't use because the last tenent left them so filthy) Kitchen has had it, was told on viewing the landlord was going to do it after the next tenant, clearly a lie as it's still the same! Honestly if you can afford to use another agent, please do!
This whole company is a joke. The customer service is lacking and they cancel viewings on you all the time without notice. I had to travel twice for viewings that were cancelled minutes before and they gave no explanations. Stay away from this agency unless you want to waste your time and train tickets.
Shockingly poor service so far. Will update review accordingly based on the agents behaviour and professionalism........ In response to your reply William, I don't appreciate the bolshie request to amend my review in the email received from you. The attitude towards my daughter was far from acceptable when calling to advise maintenance hadn't gone ahead as planned and keys not given to the contractor as advised, was down to the agent, not the tenants! The quality of workmanship is of poor standard, and wet loose plaster has just been painted over. Which will no doubt soon be covered in mildew once again. Blaming the previous tenants for water ingress from a broken gutter, could have been dealt with earlier if picked up on an inspection. As said will update the review accordingly, but been pushed to remove the one star review will not help!
