Hi there, I have investigated your claim and the Landlord deducted £497 for cleaning. Given that a 'light clean' costs £40 it seems evident to me that the property was not left in a better condition compared to when you moved in. Of course you have the opportunity to dispute any amount claimed via the DPS, if the arbitrators supported the Landlords claim then that is completely out of the hands of Northwood. With regards to your rent increases we again take our instruction from the Landlord and they are entitled to achieve market value. At this current time it is not surprising that your current Landlord has not increased the rent as the market has 'softened' somewhat.
