Worst experience Agent with whom I was dealing was giving incorrect information. Normally the job of agent is to pass correct message between owner and tenant there was complete message about that. I have been asking for keys few days earlier that was also not met. I am editing my previous message after feedback from JP. I am still of the opinion these kind of letting agency should also hear voice of tenant , based on there feedback it seems I am lying but i was sharing my experience which i have gone through but there was 0 acceptance from other side. Really sad to hear the same.

Hi Adarsh, Your review and comments goes against the many 5* reviews we have received from our Landlord's and Tenants. I have reviewed your case with the lettings team and can see that your comments are unfounded. The property was clearly marketed with the washing machine not included. All of your requests respect of the washing machine were dealt with at the time. Subsequently, your Landlord made arrangements to have it removed. The outside shed was cleared by the Landlord prior to tenancy commencement and this was relaid back to you. The Landlord understanding of your needs for additional storage offered an option of a garage at an extra monthly cost which was clearly relaid to you and you declined. The garage was not and is not part of any of the original marketing. You are unable to take keys until the tenancy has been executed and final compliance checks completed on the day. You requested a Sunday for which our teams take time out with their families, so the move in was accommodated 1st thing on Monday. I am more than satisfied you have been kept fully updated by the lettings team, who have clearly communicated between the Landlord who is self managing the property and yourself. The review is in regards to the sale of "Rosegreen Close, Cheylesmore, Coventry, CV3"... We booked an appointment to view the property and the next day received a call asking if we could put an offer forward and had until 1:30PM to make an offer. We phoned them at 1PM only to be told the buyer had accepted another being extremely unprofessional and rude at least as I do not want to accuse them being dodgy without any proof. Contacted the owner with our offer and next morning we received a phone call from the estate agent being rude and abusive on the phone. Avoid at all cost.

Greedy!! Cheap!! Unprofessional!! Unethical!! The Agency is very cheap and greedy. They don't give the property in clean and maintained way and expect tenant to manage and keep it maintained. An example is attached. This is how they have handed over the garden at the time I moved-in to property. I have raised concerned before tenancy process, over the phone, Justine has agreed that the owner will do the needful before I move in. At the time of key handover, I again raised the concern. She said, she will speak with the owner and do the needful. And after a month, when I am following up about the status, the property manager Duncan is straight away rejecting it and saying it in not in there record and since I agreed with the tenancy, it is my responsibility to clean it and maintain it. The previous tenant is also working with me. They have charged £600 for carpet cleaning and mowing the garden. When I have moved in, all the kitchen cabinets, oven, bathroom floors were full of stains and marks. And garden state is quite visible in the photo attached. Then why the seven hells they have charged such a big amount from the previous tenant if they did nothing. I don't recommend this agency and ask to avoid unless you have not any other option. They can only give you pain and stress and nothing else. It was my big mistake to choose this property and agency. Greedy!! Cheap!! Unprofessional!! Unethical!!

Regretting choosing John Payne estate agents! No health and safety measures followed.moved into house not cleaned properly. House Full of pet hair and bad odour! No help when we have difficult situation! Only there to collect Rent 😂 I Wouldn’t Recommend John Payne Estate agents. …

Appalling handling of the sale of my house. I checked & was completely assured any potential buyer would be vetted ‘properly’. It’s a basic service of any decent estate agents. The OFFER is verified. Finance in place - verified, deposit in place - verified. John Payne has wasted TWO MONTHS of me being able to sell my house to a ‘verified’ buyer. I have been mislead. I have been told information which is not true. I accepted a lower offer & a 2nd Memorandum of Sale issued weeks ago, to get an ‘email’ out of the blue to tell me they’d given the keys out to yet another lenders valuer, WITHOUT my knowledge, WITHOUT my permission & WITHOUT having the decency to pick the phone up to me to inform me. The revised offer they got me to accept wasn’t even verified, checked or confirmed by seeing basic evidence (only now I find out). I have now lost so many hundred £’s to solicitors & not been kept informed, not told the truth, not bothered to follow up anything they promised at the start. I thoroughly checked with the Senior Sales Manager when choosing JOHN PAYNE ASSOCIATES they would be efficient in the simple basics. They will happily charge you £’ssssss to ‘sell’ your house for you, but make promises to attain your business which they do not carry out. I have today lost the house I am buying because of this. I have lost 2 months of potential serious buyers buying my property in what is already a vulnerable time in the housing market. Upon stating I am changing representation today, the most efficient letter I have received within 30 mins from this company was to acknowledge that, remove it immediately from Rightmove & their windows without even an apology. ABSOLUTELY ABYSMAL.

This business charges an eye-watering 84% plus VAT for a let-only service. Even when their salesperson agrees in person to charge 50% plus vat to get the business, they pretend that their rate is not subject to change! Further, having been paid up front by the tenant for a 6 month tenancy their "computer system failed" to recognise this and did not voluntarily pay the money. I, as Landlord, had to ask them for it some 3 months in to the tenancy.NegativeQuality, Professionalism, Value

We consider that this review is inappropriate, unfair and has been posted due to the reviewer’s resentment at the outcome of a court case. It is from a former client who claimed that she had been overcharged. Firstly, the comments are factually incorrect in that the amount charged was 70% of the monthly rent plus VAT and not 84% plus VAT as stated. The matter was then resolved following County Court action by the landlord in which the judge, in April 2021, found in our favour as our fees had been set out in writing, as legally required, and which the landlord subsequently accepted in writing leading to setting up the tenancy. The judge found that we had acted properly and professionally and fully vindicated us in this aspect of her claim which he dismissed. With regard to the late payment of part of the rent, this was due to an administrative error on our part which we acknowledged when brought to our attention, rectified immediately and interest on the amount paid late was subsequently paid to the landlord. These comments can be confirmed by reference to what we expect are publicly available court documents or by reference to our office if anyone wishes to see them. Our professional approach is appreciated by the vast majority of landlords and tenants as can be seen from the many 5 star reviews that we receive.

Terrible communication as i always had to CALL THEM during the process, woman on the phone rude to me. Only told me a few days before I needed to move into my flat that I couldn’t have it as the landlord was selling up and nearly left me homeless.
