Recently chose to house with Nicholas Humphreys and so far so good. Their team is very understanding and patient with tenants, very polite and reasonable. If you’re a student I’d definitely recommend, saves you a lot of stress.☺️

Worked with the team for a student let, they were super helpful, answered all questions to ensure that the property was ready for move in day. There were a few hurdles to overcome but the team were there for each and every one. Thank you.

I’m giving this company two stars purely because the viewing process was smooth and the representative who showed me around was genuinely lovely and helpful. However, things quickly went downhill after I chose a room and paid a holding deposit. I didn’t hear anything for a month. When I finally followed up via email to find out what was happening, I was suddenly hit with a £700 bill—without explanation or prior communication—and given a deadline at the end of the month to pay it. At that point, I hadn’t even received my tenancy agreement. I informed them of this, and they then sent over the agreement. I asked if I could split the payment over two months, and they refused via email. However, when I called, they were polite and accommodating, saying it would be fine and they'd make a note of it. The situation was resolved, but it made one thing clear: never email this company—they’re rude and unhelpful over email. Later, we experienced several maintenance issues, including a burst pipe that caused a kitchen leak and a broken shower. Our landlady—who isn’t responsible for maintenance—had to step in to push for repairs. While the pipe was fixed quickly, the hole in our kitchen ceiling remained untouched for weeks, which was a problem for her as she’s trying to sell the property. We received no communication about the shower repair either—it was again our landlady who kept us informed. We are supposed to report maintenance issues on Fixflo and our address isn't even on there and it doesn't allow for manual entry. More recently, my flatmate decided to move out and tried to transfer her tenancy to a mutual friend. The company has been completely unresponsive and uncooperative, ignoring multiple emails. As it stands, she may be forced to pay rent for a place she can’t even live in, as she’s no longer a student. Overall, this company has been disorganized, unresponsive, and unnecessarily stressful to deal with. Avoid at all costs.

Rented from this company for a couple of years. Issues were slow to be fixed + plenty of them (no WiFi for months, electrical fire, no shower for over a week, front window broken by gardener with over 2 weeks to fix), communication was difficult beyond belief and basic issues that should be routine such as gardening needed a reminder and even then took upwards of a month to sort out. Could not recommend this branch in particular any less. Save yourself years of stress, never had so many issues renting from a place

Beware of this letting agent. They do not operate their business fair. Only interested in you for your business to get your money but don’t treat tenants fair at all when you use them .

Horrible experience with this agency. The house we moved into was dirty, not cleaned, and everything was either broken or breaking. There was literal faeces under the sofa and lingering pee smells everywhere. We’ve filled in so many reports and nothing was ever fixed - boiler, heating, smoke alarms. After moving out, they tried charging us for all of these existing issues, we had to undergo weeks of complaining and arguing before they gave up. Money grabbing, fake and dishonest agency. To anyone considering this agency: run.

Varsity/Nicholas Humphreys Canterbury… where to start. They are a money grabbing, soulless company, who quite clearly absolutely have zero interest in their tenants. They have done nothing but mess me around for the whole year. Always ALWAYS get any communications with them down on paper/email - do not accept phone calls as they will say one thing, and then later lie and say they never said XYZ and you can't prove it because it was said over the phone. If I could rate zero stars I would. Here's a few of the MANY issues I had...: 1) they sent me a document saying I was entitled to half rent over the summer which was one big payment encompassing the holding deposit and half rent. And they confirmed this numerous times. And then in October, after I had budgeted accordingly for the coming months, they sent me a barrage of emails claiming I owed them £645. Naturally I was quite shocked, and asked why. They said I was in rental arrears. I looked back through my bank statements and showed them all the payments. They said I had not paid August rent. So I showed them the doc that said I was entitled to half rent. They said this was a clerical error on their part, give them the money. I did not have that sort of money kicking around. They then contacted my father in November for the first time and threatened to take him to court. As he had survived an almost fatal heart attack less than six months before that, I did not want him being stressed out whatsoever. And therefore I put myself in overdraft to pay these people off for their own mistake so they wouldn't stress my very ill father out and potentially cause him to have another heart attack. 2) in my lease agreement, it stated that all bills were included including internet and TV licence (would be a communal licence for the lounge TV set). A month into the tenancy, Varsity/Nicholas Humphreys backed out of the internet and shirked it off onto us the tenants, saying it was our responsibility to pay for it. I emailed them with quotes and screenshots of the lease agreement… I was ignored... totally ignored. Six months into the tenancy, a letter from TV licensing was put through the door saying the house did not have a TV licence, followed by more letters over the coming months. Considering this was included in what we were being charged and a TV licence was not being paid for, I was less than pleased. Charging people for services and then not paying for said service and keeping the money charged is fraud. 3) I was out in town doing some errands – a viewing had been scheduled for the house. I left my room and study locked as I always do when I go out. I come back to find the front door unlocked and my bedroom door left unlocked and physically jammed open, along with my neighbouring housemate’s bedroom door. My study is also unlocked. This voids my insurance for my belongings as the building was no longer securely locked. 4) I had locked myself in my study to do some work – I am autistic and listen to music when I do my university work. A viewing was scheduled for the afternoon I was in my study. My bedroom was unlocked so I could access my belongings if I needed to. The viewing took place. A few hours after it had taken place, I needed to go and get my phone charger. I went to go into my bedroom… only to find that the viewing agent had locked the bedroom door, and therefore locked me out of my own room. The keys were inside the room itself and not accessible. I had to call the landlord’s emergency locksmith to come and unlock the room with the master key. They shirk responsibilities between them and the landlord like ping pong, not even joking. My other former housemates had similar issues to me and experienced being ping ponged around all the time because neither the agents nor landlords wanted to take responsibility for the issues arising. There are so many more issues with this company, I just cannot be bothered to type them up. Bottom line though, students! Avoid this company like the plague!!!!!!!
