I'm consistently surprised by how easy KF&H make property management look. They are not really on top of things, and don't show any professionalism or competence, and it doesn't seem to matter at all! Some observations of my interactions with them as a tenant: Will they reply to you promptly and keep you updated through the tenancy application process? No. Is their portal easy to use and navigate? Not particularly. Will they make you use a referencing company that harvests your data and spams you? Yes. Will they arrange a clear handover and move in process? After you ask twice. Will they even give you the correct keys to the property? Nope. Will they require you to spend your own time cancelling direct debits and setting up standing orders because of changes they decide to make to their systems? Yes. How will they communicate that? By sending emails that look like phishing attempts. Will they notify you of rent increases before they take effect, or will they instead allow you to discover the new amount retrospectively through an arrears notification? Second one. On the plus side, I always get a good laugh out of my interactions with them. Absolute clown show, full marks to all involved.

My experience with this agency was defined by a complete lack of professional communication and conflicting information. After waiting 5 days for a response regarding a viewing, I was forced to contact the office myself to receive any update. Once a viewing was finally scheduled, I was informed by a different staff member that an offer had already been placed via an online viewing. I was told that an in-person viewing would take priority and offered to come in immediately to accommodate this. Despite this urgency, the agency failed to call back as promised. When I followed up the next day, the information provided was entirely inconsistent with the previous day's claims. The lack of transparency and poor administrative coordination makes this agency impossible to work with.

Scammers. We were in dispute with the landlord about the deposit. They, in a total deliberate way, tried to lose time, lied in their emails and delayed any communication to make the 3 months you have to dispute a deposit pass. The day after the 3 months they cut the communication. I hope they can sleep well at night. Deliberate scam

Always felt like KFH was professional and transparent until we had an incident with this branch. Our offer was accepted but Peter West didn’t hesitate to show the property to other buyers and found somebody who can pay more, ended up cancelling our process. We were even working with their own mortgage advisors and started the application. I know legally they can do this but it’s not ethical.

KFH Belsize Park - Worse Estate Agency in London - anyone coming from abroad please STAY AWAY from these thieves. They are absolute SCAMMERS. They are showing fantastic luminous big flats, but selling completely different ones. Making tenants sign different properties on contract. HORRIBLE SERVICE. 👎 They say to tenants they must wait until the 25th to get the walls painted, new beds, furniture. Below you can see what they hand over. No dining table, old mattresses, dirty walls. Absolute SCAM. It is a joke if they think tenants are gonna spend over £800 to sleep in that plastic bed. If you can call that a bed. You can see pictures attached in the photo section. Spread the word 🙏 Share, share, share!

Be very wary of this agency. The vast majority of reviews on here are from those who have only experienced KFH in the "pre-signing of contract" period at which point they are absolutely satisfactory in the service they provide. However, once you have put pen to paper there is a distinct shift in their attitude and willingness to help. Myself and my housemate rented a flat through KFH Belsize Park and had our deposit (over £2000) withheld for 7 weeks after the end of our tenancy, without any information or reasoning. After 7 weeks of us chasing, KFH finally responded saying that the landlord wanted to make a deposit deduction to repair a table (?). When we pointed out that the table was broken at the point of check-in they argued it vehemently but eventually backed down when they realised we weren't easily conned and returned the deposit, albeit 7 weeks later than it should have been returned. An absolute ordeal made of something which should be completely straightforward. Shambolic and negligent. Cue generic response claiming that my feedback is useful and I should contact them to discuss it further...

I would suggest both tenants and landlords to avoid dealing with KFH at all costs. We rented a property in Belsize Park managed by KFH and experienced a lot of issues in just a year, including illegal actions from their side. Here are the details: - KFH agent illegally entered the property during our tenancy. One of their agents was keen to show the property to someone about 5 weeks before we were due to move out and decided to do so without giving a 24 hour notice as per the contract (he didn't give any notice at all) which caused us a distress (we are a family with a young child). - KFH is not careful with personal data. After we moved out one of their clerks sent us confidential details that were supposed to be sent to new tenants of the property (tenancy agreement, deposit protection details etc.) - KFH ignored conditions of the offer that were included in the contract. We specifically discussed some of the repairs we wanted to be done and included them into both offer terms and tenancy agreement. Upon move in we realised the repairs were not done and it took us about a week of chasing before any actions proceeded from their side even though they were in clear breach of contract. - Tenancy agreement has illegal clauses. Their contracts are not up to date with recent legislations - we were asked to pay a greater amount in council tax that council itself would accept from us. - KFH kept holding our security deposit for 7.5 weeks after the move out date without giving any proposals for deductions or informative communication. After 6 weeks of chasing them we received deduction proposals that should've have taken no more than a week to be made up. - KFH didn't ensure the property is clean for move in. We basically moved in with a young child to a dirty property with hairs and dust all over the place, condoms under the bed and mould in bathroom. We had to urgently organise cleaning at our own expense and seek reimbursement later. - KFH fees to tenants are unreasonably high. £300 for the renewal of the contract is just one of the examples. For the poor service they provide this is unacceptable. - KFH managing agents are extremely slow at communication when an issue arises. In some cases our urgent requests were ignored for days. - KFH wastes tenant's time and landlord's money. As we are landlords in London ourselves we could see how inefficiently they deal with some of the issues sending several contractors to get quotes (4 was our record), performing cheapest possible repairs and not keeping landlord fully aware of the repairs that have been done. KFH managing agents also performed a routine property visit just a week before our move out - a service that landlord pays for as part of their property management service and which was completely useless to the landlord at this point since they will have received a check out report in a week's time anyway. - KFH poorly markets properties. Be prepared to let lots of people through your door when you decide to move out as a tenant. There were about 30 viewings (one without any notice as mentioned above) of the property as we continued staying there before they finally managed to let it to someone. The process of finding new tenants took them nearly 2 months despite the price being in line with the market. As someone renting out a property in London myself, I can see it's simply a matter of inefficient work from their side. Some of the people who came to view had zero interest in the property - so why bring them here in the first place?
