Hi Hayden. It is extremely disappointing to read your short review, which I feel is unfair given that you haven't provided the full story of what has happened in this situation. For context, you viewed and subsequently made an offer on a property that had very recently been added to the market. We made you aware on receipt of the offer that our client in this matter is a solicitor for a deceased estate and that we wouldn't be able to officially put the offer forward until after the weekend although we would email the offer to the client immediately. We also made you aware that there were other viewings booked in for the property in the coming days, something that our client was also aware of. As I previously mentioned, our client is acting for a deceased estate and the executors are required to act in the beneficiaries best interests and so, they instructed us to carry out the viewings that were booked in but to book no further viewings thereafter. Again, you were made aware of this when you spoke to a member of our team on the phone, who also advised you of the process should we receive multiple offers on the property at which point you stated that you wouldn't want to get involved in a "best and final offers" situation and would withdraw your offer should this happen which is of course your prerogative. We take our responsibilities seriously as estate agents and will always act in the interests of our client, the seller, and take their instructions whilst maintaining a duty of care for potential purchasers. We didn't "hold off and wait for others to view to cause a bidding war", we simply took our clients instructions which was to carry out the pre booked viewings. It is the clients decision as to whether they accept or decline offers, and as to the acceptance of viewings and we were fully transparent with you on this.
