UPDATE: As predicted, Belvoir, who failed to provide any evidence for the tenancy dispute for weeks only took a few days to respond to this review! And what an unprofessional response it is! "You seem to have quite a lot to say for a indivudual who wasn't actaully a tenant of ours" Really? That's what you're going with? The hasty spelling mistakes alone reek of taking this review personally rather than accepting any fault or criticism. You didn't respond to my partner's emails when she was obliged to deal with you, so why would she send you one now when she's not obliged to? Instead of trying to write smarmy replies to Google Reviews that make you look terrible to potential new landlords, perhaps accept that your staff were clearly incredibly unprofessional in this instance and perhaps look at your internal practices that allowed an unwarranted cleaning charge to end with weeks of dispute, and most likely an extra cost to your landlord (Can't confirm, but generally if a tenant doesn't cover something an agent will push it the landlord's way) _________________________________ Disclaimer: This is the experience my partner had with Belvoir, I can attest to and am disturbed by their lack of professionalism as a former estate agent of 6 years. My partner has just received the remainder of her full deposit back after 2 months of “dispute” with Belvoir. I use that term lightly as while correct, there was no actual dispute to be had. Belvoir tried to claim £150 from my partner’s deposit, citing cleaning costs. This was a small, studio apartment that was left clean to the point of the agent admitting it was clean in an email. When we tried to point out that £150 for cleaning a flat they agreed was clean was unreasonable and unjustified, they attempted to point out things that were clearly noted on the initial inventory prior to the tenancy. (No exit inspection was formally provided, by the way) Due to them not budging on this (or simply not replying to emails), it ended up going through TDS as a dispute. Both sides have to present evidence that we’ve tried to come an agreement, we pointed out that all of their claims were items that were clear wear and tear from the initial inventory. Belvoir attempted to split this cost across my partner and the landlord while completely missing the point that the things they wanted my partner to pay for were pre-existing conditions mentioned on their own inventory. Belvoir then, after multiple attempts to contact and multiple chances to provide their own evidence, simply failed to do so, leaving TDS to return the money weeks later. It is clear to me that Belvoir attempted to get away with charging for a clean, hoping to make a quick bit of contractor commission without properly thinking through the consequences (note: not reviewing their own inventory before making claims of uncleanliness) All of this, without even touching on the situation that occurred during my partner’s move-in phase (Not being told correct move in date, debt on electric meter, broken freezer, being given keys to another property instead!) leads me to believe that this is an agent that works for themselves first and foremost (assuming the landlord had to take this unfair cleaning cost on the chin) I would avoid this agent whether I was a landlord or tenant. (I look forward to them responding to this review while they were unable to respond to any criticism or emails privately!)
