Really bad experience. After viewing a property & being told the vendor was moving abroad & there would be no chain involved we put in an offer the following day. We were also told that the vendor had done a lot of work to the property which would explain Manning Stainton £30k profit in 7 years. After our offer was rejected we then started to reasearch a little more into the property & came to find that the vendor hadn’t done ANY work to the property, not even changed the curtains. We then called Manning Stainton & explained that a £30k price increase in 7 years for the LS10 area was unrealistic but our offer was still on the table. Low & behold our offer was accepted. The very next morning we sent all documents off that were required & asked what the vendors current status was. We were told the vendor wasn’t moving abroad & had put an offer in on a house in the UK which now meant we were in a chain. Concerning as this was a major selling point for us. 3 days after the property was taken off the market & marked as sold STC we had a phone call to say a higher offer had been offered which was over the asking price, we then asked Leander if we could match or even increase our offer but she completely shut the conversation down & would not give us the time of day. 10 minutes later a family member called the branch & said he was a cash buyer interested in the property & would give the full asking price once he had viewed the property. Leander then told him the asking price had NOT yet been met & that she would ask the vendor if he could come view it. Pretty shocking to say that the property was sold STC 3 days prior. 5 minuites after the phone call with the family member guess who calls? Leander from Manning station, all of a sudden willing to let us increase our offer. As you can imagine I was extremely upset that they were plying these games with us so we simply said we weren’t getting into a bidding war. My partner called head office to see they they could shed some light on the situation & they told us that our offer was actually accepted the day we made it, 3 days before they told us! It seems to me they were waiting out for better offers. Clearly not working in the best interest of the vendor who wanted a quick sale & just creating unnecessary stress for us. I have filed a formal complaint to Ian the branch manger who has pretty much said he hasn’t read my email but here’s an attachment on how we deal with them. Nothing was clear through out any of the process & seemed to be playing very dirty games. Although legally they’ve done nothing “wrong” this is not how a business should run. Pointless! Do not use!
