We rent out two properties with Martin & Co and over the past 10 years they have always been very reactive and professional in their dealings.There has been minimal void letting periods and always good response to various maintenance issues that have needed dealing with.In our opinion they have always given us confidence, great service and efficient. I would recommend them very highly.They are:Methodical, Articulate, Resourcefull, Thorough, Involved and Negotious

I just want to say that when we had problem with our washing machine, it got replaced from the landlord. Tera Miah liased with the landlord and sorted this for us! Many thanks! Also, we had the internet installation and we asked the agency before making any holes in the wall. I reached the agency and Cara Beckford was kind enough and promptly responded that we can proceed. Martin & Co Bedford are in my personal experience one of the worst lettings agents I have ever dealt with from a tenants perspective. I'm sure the experience is different for landlords, but in my expereince staff are rude, unhelpful and generally unattentive when there are issues but very quick to point the finger or demand action when they want something. I had a number of issues during my tenancy that while resolved, took way too long to fix and too much chasing. For example, it too six weeks to fix a bathroom extractor fan. One outstanding issue was a minor leak in the roof which according to the agent "wasn't an issue" and was never resolved.

Thank you for taking the time to leave an online review. The delay with the extractor fan was down to the electrician who originally fitted it not returning both yours and our calls. It would have been unfair on the Landlord to ask them to pay for a different electrician to fix it when it was still under warranty, so we persisted with the original electrician. We no longer use this electrician. The roof was not in our remit to fix; unfortunately this was down to the management company of the block, and no, we did not believe it was an issue, other than a very minor decorative one. I am confident that our service and response times are among the best and this is strengthened by the large number of positive reviews we have received from both Landlords and tenants. Sometimes circumstances do get in the way and we believe we deal with these as best as we can while always taking into consideration cost for the Landlord and level of urgency for the tenant.

Don’t believe the word they say – stay away from them! During the viewing they agreed (verbally) about the move in date. They took the deposit and the holding fee. References were completed within days, ready by Monday, 6 days before the expected move in date, however, my son cannot move in. They claimed about cleaning needs to be done (it’s done we know now) and need to do inventory check and get hold of the key from the cleaners …. They don’t even give any indication on when they will give the key ... Their agent never called back, she was “out of office” all the time we tried to get in touch with her today. My son need to start his employment on Monday, 100 miles away from home. He will be forced to move into a Hotel, for who knows how long or drive back and fore every day … or sleep in the car. Their negligence will cause serious financial loss to us and all they can say “we never agreed (in writing) about the move in date”. They just doesn’t care from the moment you paid the money and it doesn’t matter, what was verbally agreed. Yes, don’t believe the word they say. It is the best interest of yours to make sure you stay away from them!

Be cautious with this letting agent. I was unfairly charged for cleaning and issues that were already present when I moved in—and had also been reported by the previous tenant. Despite the complaints, no action was taken, and I was held responsible again. If you have no choice but renting through them, make sure to document everything thoroughly at check-in and ask for advice from previous tenants.

While we appreciate that deposit deductions can be frustrating, it is important to clarify that this matter was fully assessed by the Deposit Protection Service (DPS), a government-backed, independent dispute resolution body. The adjudicator reviewed evidence submitted by both parties, including signed reports, photographs, correspondence, and itemised documentation. They concluded that the property was not returned in the same condition it was let and awarded £195 for cleaning. A further amount was awarded due to a missing key, following a review of key records and check-out evidence. These findings were not made by our office, but by a neutral third party applying tenancy law and standard evidence rules. We respect their decision and adhere strictly to the process to protect both tenants and landlords. We always advise tenants to carefully document the property at check-in and raise concerns during the tenancy, as we are here to help throughout.
