If you’re a student, please avoid this greedy company entirely!! They will absolutely try to exploit you and pressure you when you check out of the rental property to accept their ridiculous unjustified deposit reductions. It’s disheartening to see other students have had the same experience, I wish we did some research beforehand on this. Just because we didn’t use their overpriced cleaners that was over £470 they are claiming our chosen professional cleaners are not their standards when we have had no issue ever in previous properties. On the checkout report and their justification for charging £100 ‘rubbish removal’ was for items that were already in the house (plastic bin, forks, knives, etc)when we moved in. This is not including the £200 extra they want to deduct for carpet cleaning, which was already old and in tatters when we moved in and also £100 garden cleanup. I am appalled zest has gotten away with this for so long, saying it is not that much money! Its the principle of scamming unsuspecting students! FYI: notice how all the positive reviews are from landlords and never from students or tenants; this arrangement seems to benefit both zest and landlords greatly

Dear Asu, We are sorry to read your review and saddened that you feel this way. Suggestions of deposit deductions are often highly emotive and we do understand that this can cause distress and discomfort. We completely reject the suggestion that we are in any way exploitative; there are several layers put in place to fully protect tenants from deposit deductions which they feel may be unfair and they may wish to dispute. Ultimately, we act as an intermediary between tenant and landlord and, as our client, we act on the landlord's instruction. You are under absolutely no obligation to accept the deposit deductions, and you have every opportunity to inform the DPS that you do not agree. The DPS will then look at all the evidence and make an award accordingly which is legally binding. The measures of protection are there for you to use, and our team clearly state that they will support you through the process should you wish to dispute the proposed deductions. We know cleaning is expensive, but our recommended cleaners are by no means overpriced - I understand though that this is a matter of opinion. Ultimately I am sorry that you are not happy with the way your tenancy ended; and I hope this sentiment isn't indicative of your entire tenancy experience.
