Do not rent a property from Dafydd Hardy, be prepared to lose your deposit no matter how much hard work you put into cleaning and preparing it to hand back. We had over 5 years of renting a property, 11 bi annual inspections all said we were excellent tenants. 2 weeks before moving out we had our last bi annual inspection where I asked "What do I need do in order to not lose my deposit" they advised me to make sure we left nothing in the garden, don't bother painting as after 5 years they expected it to be repainted, each room I showed them they said its fine. They also said just clean the carpets as they are old, this we did. I was not allowed on the premises while they carried out the inspection and not allowed back in after, I was not allowed to see the report or given the opportunity to put right anything they found. We were proud how we left the house, very clean and everywhere with no damage. To our surprise the landlord then demanded twice our deposit, the list included grass cutting as it was left 4 inches in January when it never stopped raining, a hedge needed cutting when it was done in September and should not be cut over winter or it will kill it, they got £80 for this. They said every radiator was damaged when infact the original inventory stated they were damaged when we moved in. the cooker was so old it was obsolete and no spare parts were available but they charged us £60 to clean it even though we had cleaned it, £40 to wipe over the cooker hood which was not as bad as they stated. The worse thing is had we been given the opportunity to go back the next day we would of happily deal with these issues. Lucky the deposit protect went to arbitration but we still only go back £80 out of £575, we were clearly let down by Dafydd Hardy and I am sure they advised the landlord to put in double the claim limit in order to get back nearly all the deposit. If you do rent take lots of photos of everything that are date stamped, when you leave take the same photos to use as evidence. They said the floor tile grout in entrance hall was discoloured, shower head not cleaned, extractor fan not cleaned the petty list just went on like window seals not cleaned. We will never rent again with this agency, beware.

As a tenant of a current property it is baffling to me how an estate agent can allow a landlord to be in a completely different country (Malaysia) and we can get no contact with them; we have emailed constantly at the start of our move in date about issues with the house and are STILL trying to email about them after 3 months, their only response is ‘we’ve contacted the landlord’ which ultimately means we will get no response, we’re paying a lot of money (as a student) for a house that has a lot of issues and we’re getting radio silence in return. Utterly disappointing as we had no idea when we moved in our landlord was out of country; if we’d of known we would not of have rented this property. Do better.

Not recommended. Agents dont respond to emails. I booked 2 online viewings, never showed up, though insisted that viewing is necessary. I will say more than useless,harmful. U will just waste your time.NegativeResponsiveness

Hi Anna, thank you for your email. I've spoken with the team and can offer the following explanation. As you are not currently in the country we offered a virtual viewing via WhatsApp but whilst at the property, we were unable to contact you on the international number provided. The office did email to explain the situation at the time and suggested some alternatives. They then organised a viewing with your friend and spoke to them again yesterday. I'm sorry about this technical difficulty, which I'm sure was very frustrating, especially given the short timeframe you have to secure a property. We do insist on people viewing the property, or someone on their behalf. This is because we don't feel it's right or safe for someone to sign a legally binding tenancy agreement, often for 6 months or more, without seeing the property. This advice is also given by Bangor University, as they have seen some people arrive in the UK to find the property wasn't as they expected or described. We have discussed the difficulty faced by international students and staff with the Bangor University Housing department, as it's often hard to find accommodation before arriving in the UK. We agree with the university and feel it's not right to recommend anyone to sign for a property without seeing it physically or virtually via a video viewing. Currently, there are not many rental properties available in the area which is also not helping the situation for local or international tenants. We know of some international students having to stay in hotels whilst trying to find housing, due to a lack of supply. I understand the team have sent you some further options yesterday prior to your review. Experience as a buyer. Misleading online adverts that they have no interest in correcting or checking, (a sitting tenant they omit to mention, but state full vacant possession). Too short staffed/busy to respond to messages left on answerphone, no apology when queried just surprised i was expecting a response because I could call/email again. Put forward an offer to a seller of below asking price from a buyer, and encouraged them to accept without validating purchaser's identity beforehand as supposed to do, or informing the seller other buyers were interested, wanting to view and ready to offer full asking price. 2 weeks later, when queried why the property was still for sale, turns out their identity had still not been legally proved, but this was ok because they knew the buyer personally/friend. Very disappointing and VERY unprofessional behaviour. FOLLOWING DAFYDD HARDY'S RESPONSE, No I was twice offered a viewing on this property despite this offer being put forward, so if what you say is true you were conducting a viewing with no possibility of success deliberately to waste my time. All offers should be verified before putting forward, you don't do this. Updating adverts, funny two weeks after I alerted you, still incorrect. Nice and professional.NegativeProfessionalism

Thank you for your review. I totally understand that it can be upsetting when you miss out on a property, especially with so few coming to the market at the moment and demand being high. In regards to your comments I have investigated the matter and will address each point below: -Misleading advert: The one property you refer to did state all details correctly on the PDF and paper brochure. However, the online advert had not been correctly updated. This was corrected as soon as you highlighted the error. This was due to basic human error and all those that viewed the property were informed about the tenants, who were in situ at the time of viewings. This mistake should not have happened but was clearly a mistake and not an attempt to mislead anyone. I note the team did inform you of the tenant when you initially called about the property and you were going to come back to them after making some checks. -Short-staffed: I would agree that over the past month or so due to isolation requirements, although no positive cases, some offices have been on a reduced team. However, all enquiries/calls/emails were responded to but not in our normally prompt manner. Thankfully, the full team are now back, safe and well. -Offers: The owner of the property was informed of all offers and interested parties at the point they accepted the offer. We did not encourage or select the successful buyer. It can be disappointing when a homeowner opts to take someone else's offer and cancel all future viewings, something we wouldn’t advise, but this decision is solely down to the homeowner. They instructed us to accept the offer and cancel/stop all viewings. Everyone's circumstances are different and sometimes homeowners need to move on quickly due to personal, financial, or time constraints. This results in them not wishing to wait for future viewings and potential offers. You will see from our listings and marketing that we don’t encourage people to jump at the first offer, and don’t use promotional slogans such as “house sold in 24hrs”. Instead, we recommend sellers allow all viewings to occur and consider all offers. However, in this case, the owner opted to cancel/stop all viewings and accept the offer. -Purchasers ID: I can confirm our process is very thorough and as you pointed out was still ongoing sometime later. We always seek proof of funds before a sale is agreed. We also require full identification checks to be completed by those who have had an offer accepted, before properties are marked as sold and sales memorandum drawn up. This would be why you found the property still marketed online. During these checks we leave the properties online, taking names & numbers from those interested but informing them that an offer has been accepted, whilst the required checks are completed on the buyers. We explain to those interested that should the checks fail or something happen to the sale, we will contact them to organise a viewing. -Friend: I can confirm that the buyer of the property is not a personal friend of anyone within the team, or to the best of my knowledge anyone in the company. They are known to the business but no more so than anyone else who has bought or sold with our company. We do take compliance, customer service and being transparent with our customers very seriously. Hence why we have fully investigated your comments and taken the time to reply fully here today. Our complaints procedure and redress scheme provider aren’t hidden away but can be found on the footer of every page of our website – allowing anyone to report concerns. I know it's disappointing, frustrating and upsetting when you miss out on a property. The final decision, whether you deemed that to be right or wrong, will always sit with the homeowner. We did approach the owner again and he confirmed he was aware of your interest then and now but didn’t want to progress this any further. Hopefully, we can find you an alternative property soon.
