Dear David, we have tried to contact you regarding your review, I am sorry you felt that you had been both mis led and not updated fully with regards the probate issues. This was certainly not our intention and looking at the file notes I can see that we had kept you informed with the very difficult situation the seller found themselves in. In all my years of selling properties where a grant of probate was required, this was the first and only time I have ever known a grant of probate to be refused. As told to you at the time, neither the sellers nor their solicitor could have envisaged that this would happen. As fully explained to you at the time, the probate was refused as the ownership could not be proved, resulting in the house being removed from the market and potentially being given to the state. You were advised by me at the time that this meant the house could not be sold then or at any time in the foreseeable future. I also informed you that we unfortunately had nothing else that was similar in price or location and that is probably still the case as these properties are very rare. So again, my apologies if you feel we didn’t help in your search for an alternative house, I can assure if we had anything you would have been top of our list to call.
