Excellent-Abbey House tenant

I am a current tenant in one block that Reliance Properties manage and all I need to say is that I am very pleased with the flat and with their services. Whenever I have an issue with the flat I contact Niraj and he helps me immediately. (ex. I had an issue with my washing machine and he sent me a maintenance the next day, ex.I had an issue with my card and he helped me).Overall,I am very happy with our cooperation and I highly recommend it to everyone. PS. The fee that they charge at the beginning of the contract is cheaper than other agents-I know that as I spoke with few other agents before.

Will recommend

I am leaving the country before the end of my tenancy and they helped me out when I needed it. Haven't had many issues throughout my stay, but the once I had were resolved quickly. Will recommend

Solid and decent, apart from maintenance

I've rented 4 properties in my life, 3 of which were through agencies (3 separate agencies). Reliance Properties has been by far the least unpleasant lettings agency which I've had dealings with. The flat in I rented from them for 1 year was not particularly nice and the rent was not particularly cheap, but it was cheaper than similarly sized flats in similar areas. The office team and the agent managing the property have been consistently respectful, polite, and decent, and Reliance are the only agency I've rented from which I can say this about. The return of the deposit was quick and painless, they took a very small amount for cleaning which I think was completely reasonable given the condition I left the flat in. My only gripes with Reliance were the time it took to get maintenance (sometimes urgent) work done on the property, and the quality of the work done. I think they were employing the cheapest possible labourers, who had no particular skills either in terms of the work they were doing or their organisation and communication with ether me or the agents themselves. I suspect that this issue was a problem simply due to the agents not seeing the quality of the work being done, and the last people to come to the flat to do work were new and much better, so the problem might be fixed. However, given the seriousness of the problems I was having there (a huge leak, essentially a flood, in the cellar, coming from a water mains pipe which ran through one wall of my flat - also affected - into the flat above, which also caused a serious damp and mould problem in my flat), and given the time it took to get this fixed (~6 months) I can't give 5 stars. I would give 3 stars except that this would probably make it look as though Reliance are comparable in all areas to other lettings agencies, and I believe they are generally a cut above and deserve that recognition. I'd recommend them to prospective tenants as long as there are no issues with the property which need attention.

If I could give -5 I would

Honestly, I rented with this company last year and if I had been living on my own I would have got rid of it from the get go. On viewing the guy who owned the place was pushy and definitely gave off he impression that he believed to be bigger than he was. They lost 2 of my application forms and were hounding me to sign a contract without a guarantor check despite this being a requirement in their written application. As soon as they got my money, they were rude and I had more than one rather rude phone calls on both behalf because they could tell their elbow from an orofice that I shall not mention or this comment may not be posted. The house itself was unreasonably unsafe, with loose potentially live wiring in the outside walls and in one area of inside of the house, a fire exit that did not open and multiple sockets that needed replacing. They took an unreasonable amount of time to relay things to the landlord, something that meant that if we did not have the landlords number we would've been stumped. Not only that, it was dirty with the kitchen cupboards sticky and the 'cream' carpets turning were more of a coffee colour. Despite us askin on viewing for multiple things to be done prior to moving in nothing was completed. On moving out they tried to claim that we had to pay for cleaning despite the fact that it was in a better state when we left than when we moved in. They also tried to charge one of us for marks in the carpets that were there on pictures we took on initial viewing over a year before. It took multiple complaints regarding the professionalism of the company and a threat of a complaint to the ombudsman that responded with a complaint; this would've been difficult seeing as they were not registered with the ombudsman scheme until the March AFTER we moved in the house (we moved into the house in August). Also when asked who their registered body were and the property advisor did not know I asked if they were registered with the ombudsman and how long for their youngest member took it upon himself to inform me of how many propertied they had so what did I think? I had to inform them that seeing as they have been practicing within this amount for years they should've registered prior to March this year. They are a bunch of incompetent, bigoted and unprofessional that work there and honestly if you value your money and your sanity I would not recommend even setting foot in the Narborough Road region, never mind through the from door.
