I had previously let my house through a local agent whom I chose because we negotiated a discounted commission. It was the most expensive saving I ever made! The tenant stopped paying rent after month 2 and sub-let some of the rooms. A colleague at work recommended ABC. Bradley was amazing in first trying to negotiate with the tenants, and then to guide me through the court process to evict the rogue tenants and seek to recover the arrears and damages. Big thank you to Richard Davidoff and the team for helping me to resolve a long ongoing problem. The flat above me leaked into my flat on a regular and ongoing basis for a number of years and the flat owner would not spend the money to do a proper repair. The previous managing agents both said it was not their remit to deal with "flat to flat" leaks, & their responsibility only related to the common parts of the building. Richard spent many hours liaising with me and the Directors and then met with the flat owner and explained his responsibilities and liabilities. He finally got their agreement to get quotes for a proper job which was quickly carried out. I have not had a leak since and it is a massive weight off my shoulders.

Would always recommend

My partner and I recently returned to the UK seeking rented accommodation. As we could not provide up to date references many agencies and landlords would not consider us even though we are upstanding people. Bradly worked hard to show us a number of properties and once we found the ideal property Bradly arranged a Rent Guarantee for us with an independent insurance company. The landlord accepted this in lieu of references and we have now signed contracts and settled in. We received great service and would always recommend you in the future.

A fantastic result

Richard was marvellous in guiding us through the Right To Manage legislation and application. The freeholders tried everything under the sun to try and rebut our application but Richard was persistent and professional throughout and the Freeholders capitulated on the steps of the FTT. We are now masters of our own destiny and cant thank ABC (& Richard in particular) for all the hard work.

Our freeholder recently instructed ABC ALDERMARTIN to manage our building. For years they had managed it themselves but they only did the bare minimum. Since ABC ALDERMARTIN took over they have regularised everything so that we have now got all the relevant certificates and the place is now cleaned regularly and looked after properly. Whilst the service charge has gone up a bit, it is money well spent. We are all very happy with the current situation, long may it last. 5 stars.
