We do not have a disagreement about the state of cleanliness a property should be returned to, we have a disagreement about the state of cleanliness that this property was in when I moved in. The agency are being very passive aggressive saying about the state of cleanliness the place needs to be returned to when there was food splattered on the walls in the kitchen when I moved in and limescale stains! They are making out that I have made the place dirty when in fact it was dirty when I moved in. I even pointed out at the time of moving in inspection that there was food on the wall by the cooker and massive limescale stains coming out of all the taps. They are also being passive aggressing saying that I feel strongly about it, inferring that I am having strong feelings rather than that I could actually be correct about the state of the flat. They are acting out like I am being out of order when it is clearly them who are out of order. I honestly feel like I have been discriminated against as a man being thought of as dirty and having the agency try to turn it around and say I am having strong feelings is absurd and fairly insulting. The agent also gave me a long death stare on arriving at the property to check for returning my deposit, well guess what you lost. I would advise taking detailed pictures of everything including taps sinks kitchen cupboards, walls and ceilings for any kind of mark at all because in my case they are trying to get me to pay half of the cost of deep cleaning the kitchen and bathroom when they are just as they were when I moved in. The flat in Kings Court Sherborne has leaking taps which have cause limescale which is why each tennant in turn has been charged for a deep clean. Definitly avoid Kings Court Sherborne. WHen the man came to check the property the file had pictures of a brand new stainless steel sink and toilet and sink with a totally different floor under them. The floor in the bathroom and kitchen had disintegrated tiles which the repair job was to put lino over the broken floor tiles making an uneven floor. So the pictures they were looking at and comparing to for inspecting the flat were pictures taken at the moment the last refurbishment or even original installation! Not pictures taken of the flat as it was when I moved in, with the limescale staining. It was lucky that I was there when he did the inspection because he was wandering around with pictures of a brand new flat comparing it to the 20 years or so of limescale staining as it is now and as it was when I moved in. I mentioned that the water comes out of the drinking tap warm which can kill from legionarres disease, the agency did say they check for that but it was not done on my flat so it really is a death trap there. He was pointing out marks on the cieling that were there for years. The previous tennant had had a food explosion in the kitchen which I cleaned off as much as I could but it is stuck to the walls. SO every tennant will be charged for a deep clean of that kitchen, because I know there was a deep clean before I moved in, except that there was still scale stain and marks on the walls in the kitchen so the tennant gets charged again like they are trying to charge me now. So every tennant going forward will be charged for the same cleaning that is not being done or recorded properly. Actually the property was not clean or fit for habitation at all despite Martin and Co having visited it on several occasions, in fact every 3 months to check the condition. Update; I of course had my full deposit returned to me by the Deposit Protection Scheme.

❌❌STAY AWAY❌❌ ABSOLUTELY WORST LETTING AGENT‼️ If I had the option to give them 0 stars, I would definitely. Since I started living at their rental house I have had to face issues after issues. Starting with them mentioning not to use any external heaters as their houses have auto on/off heating system. But the radiators always seemed to be off/not heating at all. This was not just mine but even other tenants in the house had the same issue for months. Most of my winter nights were awful with no heating in the house. Secondly, we had electricity issues for days, being specific we had to live under darkness for more than a week. Irregular kitchen cleaning is a day all topic TBH. Finally when I planned to move out the house I was mislead with the dates and I had to pay for the days I wasn’t living at there property. After all this I was expecting my deposit to be returned in a proper manner. Well well well i should have not been surprised. They mailed me with illogical pricing for cleaning and asked me to pay twice the deposit. Which I didn’t and went through DPS (Deposit Protection Service). I’m now happy to have my deposit back. I HIGHLY RECOMMEND TO USE DPS IF YOU FIND YOURSELF TRAPPED WITH THEM AWAITING FOR YOUR DEPOSIT
WORST LETTING AGENTS IN THE UK. STAY AWAY!!! I was renting a place with them since September in one of their extremely overpriced shared accommodation. Since the viewing, they were dishonest or misleading in their communication with me and other tenants. Eg. Telling me that the house had a TV License, while telling another tenant that «someone living there might have bought one» months after I moved in. Saying everything is included in the rent- but charging the tenants for using the dryer. When I asked at the viewing how much the dryer would charge, he said no more than £1, which was just another lie to add to the pile. Sharon Leandor and Elaine Cammidge Not responding to emails about mold, foul smell from the shower, or other complaints like the heating not working or being barely emitting any heat in the Winter. When forced to respond when I chased them they just told me that there was nothing to do or I am expecting too much of them. It was clear since day 1 that the people at Martinco have Abseloutly no understanding of their own property or how to manage their clients. To make this whole matter worse, when I wanted to leave this house as I was tired of the WORST service of my life they charged me a letting fee of around £150 which I found strange since my housemates was charged about £90. Then topping all of this off, I was informed that the deposit money would come back to me within 2-3 weeks at MAX. Its now been 5-6 weeks after chasing them twice all I have got has been a report from Andy Spencer, without follow up and a phone call from Elaine Cammidge- ACCUSING ME, of stealing things from the property without any evidence and an empty promise of following up my deposit for today. I have never in my life had to deal with such awful service. And I hope the ones reading this are keeping their distance especially when renting.
