I had an extremely disappointing and stressful experience attempting to purchase a flat through Cameron Estate Agents. The property in question was 313, Riverbank Point, 114 High Street, Uxbridge (UB8 1JL). From the very beginning, I made it absolutely clear that I was a serious buyer working within a tight timeframe. I was reassured multiple times that the seller was highly motivated to sell, as she was reportedly moving abroad and wanted a quick and smooth transaction. Based on these assurances, I made the decision to proceed with this property over other options. The offer was agreed, and I moved forward immediately — including starting my mortgage application, paying broker fees, and securing a mortgage product at a favourable rate. However, after approximately two weeks, and without any valid or reasonable explanation, the seller suddenly withdrew from the sale. I was then informed that she intended to relist the property at a higher price. This decision has had serious consequences for me. I have lost time, money, and a valuable mortgage product with a lower interest rate that I can no longer recover. The entire process caused unnecessary stress and disruption, particularly as a buyer working under strict time constraints. While I understand that sellers can legally withdraw, this situation reflects a complete lack of commitment and reliability. Buyers rely heavily on the information provided by agents, and in this case, I was clearly misled about the seller’s intentions. I would strongly advise other buyers to exercise caution. Based on my experience, this seller was not genuinely committed to selling and may withdraw at any stage, regardless of prior agreements. Overall, a very negative experience that resulted in financial loss and significant stress.

I rented from Cameron for just under 5 years. While I was happy with my flat, I was consistently disappointed with the service provided by Cameron. From the start, things were poor. After signing the contract with Nicola Tadman (who ignored emails and messages afterwards), there was no opening meter reading or clear instruction for accessing the meter. It turned out the meter wasn’t accessible to me at all, only the on-site caretaker. I also repeatedly asked for clarity on hot water billing - ignored until nearly 18 months later, when the landlord attempted to back-bill me. Even when I raised queries on the check-in inventory, I received no response. For an agency charging an admin fee, this was an unacceptably sloppy handover. Repairs and maintenance were equally frustrating. My TV aerial didn’t work when I moved in and took over a month to resolve. Weeks to resolve a faulty shower, weeks to resolve a faulty toilet. When my washing machine broke (22/10/23), it was 4 weeks before I could wash clothes again. Cameron showed no urgency and I had to constantly chase. Electrical issues such as dangerous flickering lights were logged, but brushed off by their so-called “expert” Keith, who repeatedly turned up, glanced at the fault, and left. I raised the same issue again a year later - likely still unresolved for the current tenant. When damp and mould appeared, two inspections followed. One person said it would be sorted, then Keith turned up again, stroked the wall and told me it was “nothing to worry about.” This didn’t stop Cameron later trying to charge me for the damage on checkout - thankfully I had video evidence to prove otherwise. Beyond maintenance, communication was dreadful. At one point I received a call asking if they could take photos of the flat as it “might” be listed for sale. Weeks later I discovered it online - with no further contact from Cameron. We were actually looking to buy at the time and could have been interested in the property, but were so appalled by the lack of transparency that we didn’t consider it. When Cameron eventually served us with an eviction notice, we were happy to leave as we had purchased a home. But even then, they attempted to lock us into their chosen date, ignoring the fact I was on a rolling tenancy and legally only required to give one month’s notice. It took multiple emails and evidence before they finally admitted I was right – despite the fact I was renting from them, and all agreements and contracts they have been arranging. I am still planning on raising this with the regulator. At move-out, the landlord attempted to deduct £1,200 from the deposit for false claims. Cameron offered no support in challenging this, despite the fact I know they were aware of at least some of the claims (raised as maintenance or faults, or evidenced by the check-in report). Only because I had photos, check-in inventory and video evidence did I manage to reduce this to £120. Even then, it took until June to receive my deposit back (we had left in March) - only after I threatened further action. I notice a few weeks after leaving the property, and after their eviction for the property to be sold, it appeared for rent for £200p/m less than they were previously charging me. The bottom line: Cameron are slow, unhelpful. They lack urgency, professionalism, and often basic courtesy (I recall being spoken down to in their office by “Ketan” as if I worked for him). We ensured we did not buy through Cameron and I continue to advise anyone I know to avoid renting, buying, or selling with them. I would urge anyone to use other local agents instead, and firmly avoid dealing with Cameron. If you’re considering renting - please, go elsewhere. And if Cameron wish to claim any part of this review is false, I have emails, photographs and video evidence to prove otherwise, and will happily update this review with them.

At the outset of your tenancy, a number of the issues reported related to snagging matters and the liability of the developer, which inevitably impacted the pace of resolution. In relation to repairs and maintenance, certain items – particularly costly replacements – required landlord approval before works could proceed, which may have contributed to some delays. We are however pleased that your tenancy extended for nearly five years, during which time we note there were moderate issues but no ongoing or serious problems throughout. Our records also confirm the deposit was returned to you by way of mutual agreement. I have also reviewed the communication during the move in process, all queries were answered in a timely manner. Worst agency ever, time wasters, never to deal with them again. Response to your dishonest reply regarding my review. The case was not I was upset because my offer was not accepted. This is 100% lie, shame on you. I viewed the property in the evening that day and my offer was accepted by the landlord and this what is your employee sent me on WhatsApp from your Business number(see screenshot). Within few hours, early morning, the same employee sent me this message " Good morning, I spoke to my manager and we received a reservation from another applicant overnight therefore the property is no longer available. If we have any other suitable options then we will let you know ". Its really nasty to decide overnight to give it to someone else after I cancelled the other viewings and emailed another agency to cancel my offer with another property. This is very unprofessional and never had such thing before. So, do not provide fake information here to deceive people and to show that you are professional, YOU ARE NOT!!!

My initial experience with Cameron had been great, however after moving into the property, and finding out that Ryan had not bothered to communicate any of the snagging that needed to be done (and there was A LOT to fix!! - DO NOT EVER BUY A HOWARTH HOMES PROPERTY!!), this really impacted my experience with Cameron. The back and forth I had to endure was long! The buying experience was fine, but don't expect them to follow through with what was promised.

I was very surprised to see this updated review Anna, as your purchase completed nearly four years ago. Any points of snagging that would have been raised at the time of completion would have been reported to the head of sales at Howarth Homes. At no point until now have we heard from you in relation to any issues that you had at the property. In any event we would have had to direct you back to Howarth Homes after sales team to deal with any snagging issues at the property. We acted as the selling agent and I am very pleased at that your buying experience was positive, but we are not the developer, if you had made any contact with us of course we would do everything possible to assist you, although we would have had to direct you to Howarth Homes if you had any issues with the property.
