Please avoid this estate agents. An Extremely negative experience throughout our tenancy. A lack of replies to emails, extremely long waiting times for any response for any concern. They broke the tenancy agreement on their end, taking far too long to inform us of deductions from our deposit, which did not seem to be justified and seemed extremely unfair. The property was extremely dirty when we moved in, with various bags of rubbish left from the previous tenants. One of these consisted of an old dirty toilet seat left on the dining table. At the end of tenancy we left the property extremely clean, especially compared to when we moved in. After moving out we had to chase our deposit up. This was an extremely stressful experience, which ended with them taking deductions that do not appear to be justified. This company is greedy and will keep as much of your deposit as they can get away with. Please take your own inventory photos before moving into your property and at the end of tenancy or just avoid this company all together!!
The most unprofessional estate agents I have ever been with. They never respond to your emails, throughout the year we contacted them to fix issues with our property, sent them emails detailing everything that was wrong and just didnt bother to respond. They would come to the property without informing us and when they did they wouldnt even bother to shut the door when they were showing people around. Kings estate agents is the worst, and by the other reviews I'm not the only one who feels like this. Prepare to fight for your deposit at the end of the tenancy because they bring up an inventory reviewed many years prior and try to pin the issues of the property on you and most likely get away with it when the tennants are not experienced dealing with these type of scammers
Charged £250 for “professional cleaning” after having a leak for a full year with no resolution
Kings estate is an awful landlord they would take almost a month to respond to emails and then overcharged us for the deposit don't stay with Kings!
I am also sure that these are fake reviews. Renters be aware of these scammers. They are extremely unprofessional, communication is awful. Informed them about issues with the property many times and recieved no response from them at all. Took them forever to finally return our deposit. Disrespectful to the tennants living within the property. And inviting viewings at inappropriate times.
Renters say goodbye to your deposit as they will always find a way to try and keep it no matter how much you try and look after the property. After going through the appeals system with my deposits managed to get most of my deposit back as they tried to keep all of it. Just goes to show how much they get away with as there will be people out there that wouldn't challenge their underhanded tactics.
Very stressful living with Kings Estates. For a long period we started having viewings every single week, 5 months before our tenancy contract ended. At the start they didn't even give 24 hours notice. When I called to complain about that, the man on the phone told me that they would come exactly 24 hours from the time of that call, even though they hadn't had a viewing booked at that time, just out of spite I guess. On two of these occasions we also had viewings without any notice given at all. After that, one time I called back to tell them that I wouldn't be able to accept a certain viewing in the morning, as I was working on an assignment and I couldn't be interrupted, and the woman tried forcing me to accept it, just because they gave 24 hours notice that time.
I'm sure these must be fake reviews. They never invite you to the inventory before or after moving in. Emailed them with issues they missed out on their inventory like hole in walls and they said not to worry as it wouldn't affect my deposit. Never missed rent and around three years later when I hand in my notice, they try to deduct money from my depost for the same holes I was told not to worry about. I had to prove it as I luckily saved the emails. So they came back to me and pivoted their angle and now charging me for other things that were pre existing. Sent me photos of the property with no dates and not resembling anything near what the property looked like when I moved in. Currently waiting for the results of the dispute with the deposit scheme. Scammers beware renters!
Avoid.
