All landlords, don't use Mansons as your agent ever. I rented my property out through them using their fully managed service and they were a complete mess to deal with for the most part of two years. After my first tenants checked out, I visited my property to find bedding (with mold growing on it), clothes, furniture, personal items like earrings and to top it all bongs in my flat. This is after Mansons claimed to have completed the checkout process. I was furious to find all of this along with my flat being very dirty throughout so it was clear Mansons hadn't done their job of managing my property. Having paid them extremely high fees (they charge a ridiculous amount to landlords compared to other good ones in town), I expected them to at least clear the items out, get a full end of tenancy deep clean (they claim to not do deep cleans at the end of tenancies - is that acceptable as a landlord to you?) and withhold the tenant's deposit to have all of the items left my them in my flat removed at their cost - Mansons didn't do anything about this. I complained about this and they promised to improve but they didn't do much afterward. After a painful start, the got a second tenant in which was ok but Mansons could have been more efficient - this tenant was keeping pets in my flat despite permission being denied - all it took me to identify this was the pet hair I could see on my sofa's. Mansons could have just visited the tenant and verified this at anytime - but believe me, they are plain lazy. The biggest issue I had was with my third bunch of tenants in which Mansons recommended them despite them barely scraping through the referecing - result - rents didn't arrive on time, Manson's couldn't do much about it and once again after check out when I visited my property, it was dirty, with rubbish under one of the beds along with used condoms and wrappers. More than 30 nails hammered into the wall, furniture and bedding left in the property, a broken bed - which mansons say it broke due to the tenant sitting on it - it was a solid wood framed bed and not easy to fall apart. In addition to this there were clothes left in the washing machine by the tenant. Would you not expect an agent to clear all of this out using the tenant's deposit and get the property deep cleaned?? What sort of management is this? I know Mansons may try to respond to this review and contradict all of this but I have pictures and proof of written communication with Mansons that I can provide if anyone reading this review wishes. I'm already claiming for a management fee refund and escalating my complaint to the Property Ombudsman. Believe me and don't use this agent. They are just bullies trying to extort more money from you and don't really care about your property at all. In particular, Cindy is a real disappointment to deal with and unpleasant to talk to. This firm has no idea what customer service means. Nick Manson who is the owner of the property will find time in a few minutes to go and do a sales valuation of the property but will not meet up with you to discuss any of these complaints. That's how they try to fend off responsibility. Do yourself a favour - go to another agent to get your property managed. Current landlords with Mansons - make sure you check your invoices received from Mansons and go check your property - I'm confident you'll find discrepancies in what they say and what they do. Feel free to contact me if you need any evidence regarding any of the above. Giving them 1 star because can't give any lower. Current and potential tenants also beware - no idea how they may treat you if they're treating landlords this way

Worst tenancy ever despite an amazing flat! We didn't mind paying more than £700 fees for a 6 months contract as we have been promised premium service. Unfortunately the service offered was almost non-existant, we had to wait 2 months for the oven to be repaired, we had 3 flooding incidents (hence no water available, terrible smell, no shower, no dishwasher, no wash machine...) handled in a shockingly poor maner with no consideration for the inconvenience this caused us. As a result of this we had to leave the property for ten days in total. We have been asking for a rent abatement and the only answer given for the past 5 weeks is that they can't reach the landlord... It is clear that once you signed the contract and paid the fees their job is done. Also I totally agree with the review below from another user: "Not to be trusted. Would not be surprised if some of the positive reviews on this site are by members of their own staff. Strange that the positive reviews are on the same day or only a day apart?"

Terrible agencey. The staff

Terrible agencey. The staff are rude, unhelpfull and favour the landlord rather than helping both parties as they should. When i was in the proccess of signing up for the property the letting agent was rude and abrubt on calls if there was any delays in waiting for information or dates etc. Also when i was leaving the property and had a dispute with the landlord over a damp/condensation isse that damaged 2 beds, bedding, clothes, shoes and put my general health at risk i instructed the agency to send a damp survayor , which they finally did but then they refused to send me the report because the landlord instructed them not to ! althoigh i raised the concern with the flat and had many belongings destroyed. The agency allowded tje landlord to take control anf hide evidence. disgusting service

Dear Ashleigh Further to your recent review, I have identified the property from the damp/condensation issues noted in your review. I was really disappointed to read your comments. You highlighted your concerns and previous loss of items to Mansons on the 23rd April 2013, prior to this you had liaised directly with the landlord. Mansons would not advise dealing direct with a landlord as we would liaise with them on your behalf. Your original query was to continue with the tenancy but, on a solo basis which the landlord declined. I then liaised between yourself and the landlord regarding compensation for the mould on the mattress and bed slats. I supplied you with all the information you required to take this to arbitration with My Deposits and also advised the process for Small Claims Court, I also advised, although the landlord wanted to withhold the report on the property this would be made available to you once a dispute had been logged with My Deposits. It was most certainly not a case of us allowing the landlord to hide evidence, they have the right to ask us not disclose reports to you as you had the right to ask us not to disclose some of the contents in your correspondence. To reiterate if this had gone to arbitration with My Deposits or to a Small Claims Court all correspondence from all parties including any reports would have come to light, therefore Mansons had nothing to hide. The dispute has now been resolved as you asked Mansons to put a further offer to the landlord, the landlord accepted the offer. As for staff being rude and unhelpful at the beginning of your tenancy, Mansons take complaints of this nature very seriously and this will be fully investigated. Discrace the company are

Discrace the company are s***, the flat we rented with our 6 month old child started leeking through the roof into the babies room in October and mansons wouldn't do any thing about it till feb wen we left and they found another tenant. The windows did not shut properly in the property so we couldn't heat it up and they wouldn't do any thing about it. Now wer still fighing to get our bond back after we passed te inventory when we checked out an handed in all our final bills there still trying to keep it by saying wer just finishing this last bit of paper work and we will get it tomorrow this has been going on for 3 weeks now. DO NOT USE THEM!!!!

Dear Gary, Further to your recent review, we can confirm that there were no outstanding deposit monies around the 16th April or before. We believe we have identified the property that this relates to. If this is the case, your bond was in fact returned on the 27th February 2013, 5 days after you were released from your tenancy agreement and the landlord began repair works. If this is not correct, we would strongly urge you to get in touch directly or contact My Deposits if a genuine reason for your dissatisfaction exists. My friends and I used this

My friends and I used this agent to rent a student house from in 2010. Whilst the house was adequate, their handling of the entire system was unprofessional and infuriating. The major point that got me was their handling of returning the security deposit paid at the start of the year. The landlady tried to charge us far far too much for minor repairs, which we questioned and queried with the landlord through an excruciating process with Mansons. We were patronised and lied to at every stage, and ended up getting back less than what we had agreed. The letting agent should be impartial to both sides, but they were completely backing the landlady in her efforts; perhaps they get a cut of the winnings... I would never recommend this agency to anyone, not even to rent the smallest, cheapest shed. There are loads of letting agents in Newcastle, dont go for this one.
