If you are a buyer, I don’t recommend Lion Estates! I have had such a bad Experience with agent Gary Phuddephatt where he always told me that the deal is on and the moment I got my mortgage offer, he told me that property has been sold last week. Before this he also asked for my mortgage offer that makes no sense because if the property was sold, he didn’t need to see my offer. On talking to him he replied- we work for the seller and not the buyer as the seller gives them their fee but he forgot that there can be no seller without a buyer! This is totally a crook behavior and spoiled my 3 months of time searching and getting a Mortgage. If you want to be disappointed at the end, choose Lion Estates MK.

This agency has been referred to Trading Standards. They conduct business strictly over WhatsApp with a 'colleague' that is based solely in the Philippines. None of the administration is handled in the UK. The address for the office is a dummy one.

From a buyer’s perspective, this is an absolutely horrible agency! They repeatedly provided us with false information about the management fees of a property, then they said these fees will be ceased, but never provided any relevant evidence. Our solicitor confirmed this was untrue.. Furthermore, after some unknown to us communication between the agency and two potential sellers, one of them stalked us at our family home and the other one threatened legal action against us because I wrote a negative review for Lion Estate! Of course we cannot not know what exactly was said to these sellers, but the reaction from both of them make us very sceptical and we felt threatened. The agency of course denies playing a part in these inappropriate actions by their clients and they claim - with no evidence - that we did something to annoy at least one of them due to supposed misconduct, which is a seriously offensive false accusation. Overall, working with this agency was an extremely negative and distressing experience and it felt very manipulative, not recommended to any potential buyer !

Sold for 15k under market value in an extremely competitive market and even pushed us to accept 5k less than that. Poor communication led to losing the first buyer. Think they’re great, they really aren’t. Don't let the good reviews from friends fool you.
