Very professional and personable service in renting my flat out. I also found their fees very competitive but more than anything they make the whole experience very painless from start to finish which as a landlord is priceless! I recommend to anyone I know needing various estate agent/letting agent services.

After my tenants purchased a home and left my rented flat just before Christmas(worst possible time) I was resigned to an empty premises for some time. To my delight, Novus Residential secured new tenants promptly displaying a high degree of care and professional attitude, 5 months on I am delighted with the new occupants.

I have known Julian for many years and he has helped both me and my family on a number of acquisitions and sales. Novus Residential currently rent and manage two flats for me and they have always found excellent tenants. Any issues have always been dealt with in a professional and timely manner and by competent contractors.

More than happy with Novus they have managed to maintain the Tysoe Estate well whilst keeping service charge increases reasonable They have been able to undertake large projects (internal Decoration)using the sinking fund so no for one of payments from lease holders (lease holders nightmare). This has been mainly due to there flexibility to work with current residential Directors to look at ways to cut cost and save money i.e. Directors doing the fire alarm and emergency testing and using a local resident to act as an onsite caretaker/gardener. The five stars are mainly down to our block manger Joanna Wade. I'm a long term resident and former Director of Tysoe Avenue and I've worked with her for many years. Jo is an actual pleasure to deal with. Very efficient and organised and she really knows her stuff and always willing to help. Really feel like you get a personal service, makes you feel like she only manages Tysoe Avenue which I know is not the case as she has a crazy work load. GOOD JOB JO!!! We came across Novus as a result of finding a property to rent as a result of work movements. This was clear at the early stage where the agent Scott was told that the purpose of moving was due to work. At the initial stage there was a lot of pressure applied to put down a deposit, being hounded with potential other viewings and that the property would not be on the market. Due to work locations being moved unexpectedly, we queried whether we could break the contract and pay whatever was remaining. Surprise to myself was that there was first no process in place, and the agents were rude over the phone offering no help. After some time, I was returned with an answer that it would cost best half of £700 to break the clause, and this would be with VAT. Not only was I disappointed with the attitude, but the way this business claws back their costs through their clients was rather upsetting. On trying to work with them and agreeing to the fee, we were then put on the spot to pay the money upfront, even before having carried out any sort of work. Th thuggery and brutal approach to customer service was the worst I had experienced. We were confused, lost and out of pocket, and it was a never ending nightmare dealing with Alex and Scott. After a dreadful wait, a week later we were out of the property. My advise would be please avoid this business. From what I understand there are two people running a rather unorganised and money grabbing business. Save yourself the hardship and look to someone more professional for your property needs.

I’m afraid this review isn’t accurate or fair. These tenants were 2 months into a 12 month contract with no break clause when they approached us asking if they could be released from the contract. The initial answer to that was no as there was no break clause as they had agreed and signed a legally binding 12 month contract. But I said I would speak to the landlord and see if he would be agreeable to release them once a suitable replacement had been found. After a few conversations with the landlord (and tenant) he agreed for us to re market the property and for us to try and find a suitable replacement if the tenant met the costs to do this (which they agreed to). I've read back all the emails we had on the matter and there isn't one that could be deemed to be rude and when they first raised the question we had several emails the same day so it was dealt with in a very timely fashion. The property was back on the market within a week from the tenants first email and they were released from their contract exactly 5 weeks after first raising the question. To say we look to claw back money from our customers is just not true. The amount we agreed included third party costs like a check out inventory, check in inventory and reference costs for new tenants. I would genuinely much prefer tenants to stay for the duration of their contract from a business point of view. We effectively had to do the whole job again 2 months after having already gone through the process of marketing the property and sourcing a tenant for a reduced fee. I would advise any tenant who isn't 100% sure of their work / life plans to request a break clause in their contract.

Although I asked Julian to help me with my children safety issue in our building he just didn’t care and ignored us. And also joanna was absolutely rude and aggressive in answering my phone call.
