Jonathan @Saltouns introduced me to my new home, and so far my best renting experience in the Edinburgh. He is very understanding, friendly and professional. Communications with Jonathan is like a breeze - he responds quickly and tries to solve the issue by taking a personal interest. I cant thank Lee Simpson enough for his understanding and professionalism. last year I was dealing with a separation after twenty years and the daunting task of first time renting, I had two months dealing with rude letting agencies, even at one point shown a property that hadn't been cleared by previous tenants or agency, it was so awful and dirty. I was literally in despair when I contacted Lee at Saltouns, straight away his genuine care and understanding of my situation and the way he kept the whole process simple was such a relief. He understood what I was looking for and found me a great property as soon as I was ready to move. It was such a efficient and smooth process thanks to lee, Jonathan and the whole team at saltouns. I've been very happy with the property and the swift service received. If I were to rent a property in the future I have absolutely no doubt Saltouns would be my first point of call.

saltouns were easy to deal with, stress free and always at hand to answer any questions that I had. Lee Simpson in particular was very helpful, showed us round the flat and displayed an excellent knowledge of the property and surrounding area. Saltouns' actions and behaviours have ranged from disappointing and disingenuous to discriminatory and dishonest. Whilst they may believe this in theirs and the Landlord's best interests; this is surely only a short-term gain. Issues have included: Ignored and then delayed necessary repairs. Ignored and patronised concerns and issues raised by women or foreigners. Unauthorised access. Allowed contractors into property at their convenience and without due regard to women and children in residence. Deducted spurious amounts from the deposit at end of tenancy. Acquiring items of value and then claiming fees for "disposal". Unscrupulous in seeking to retain the deposit money and avoid any expenditure for necessary repairs. Saltouns are expert in the above tactics as well as the mechanisms of the adjudication process. We now have to seek recourse through the courts. Be wary when using this company. Check all documents carefully, pick every fault upon check in. Do not be reasonable, because they will not be upon check out. Ensure everything is recorded and be prepared for unexpected guests. If you are a Landlord, your tenants are unlikely to stay long.

Neil, Thank you for taking the time to post this review. As you know through multiple emails and phones calls we have discussed this matter at length. We have taken the matter extremely seriously and carried out a thorough investigation into everything you have mentioned in your review. We have found no evidence of dishonesty or discrimination whatsoever in Saltouns dealings with yourself or your family. We can see there have been some delay in repairs as they were not reported though our fault report system FixFlow which I believe is what has led to some of the misunderstanding. We rely on FixFlow, which is a fantastically easy to use fault report system, as issues reported over the phone while property managers are out and about or via text can get missed, whereas any issue being reported through FixFlow goes straight to maintenance. We did have one instance of a contractor entering the property without the proper notification. However, as has been explained by phone and email, this was an administrative error for which we apologised and has now been automated so cannot occur again. All of our contractors are vetted and sign service agreements so they are held to a high standard of trust and professionalism. As discussed the property was empty at the time so while this mistake was made no one was effected and we issued a formal apology at the time and we have taken steps to try to ensure this could not happen again. Regarding the deposit, we use a well established independent inventory company with an impeccable reputation called Pinstripe and we base any deposit deductions by comparing the Check In Report and the Check Out Report. All tenants, including yourselves, are given clear and concise information about how to make amendments to the Check In Report if you feel anything has been missed so that it is noted for when the Check Out Report is produced. Furthermore, all deductions are sent to the independent deposit LPS who adjudicate any deductions and make a decision based on the evidence submitted. This is the procedure we follow for all tenancies and it is the procedure we followed with yours. The process is completely transparent and in line with legislation so to claim any deductions were either unscrupulous or spurious is factually inaccurate. You also mention a cost for disposing of "items of value" such as the gas cannister you left behind. While this may have a value to you if you take it back to the shop to replace, if you leave something like that behind in a property then someone has to be paid to take it away and that is not a cost that should be borne by the landlord. Just as if you left 30 glass Irn Bru bottles behind worth 20p each, that may be worth £6 to you but we would have to pay a cleaner to recycle them. You have said you are seeking recourse through the courts, however, we have yet to receive any correspondence regarding this but as we have followed all the correct procedures as clearly communicated to you as tenants we are not concerned about any action you wish to take. I do not agree that anyone need be wary of our company but I do agree that any tenant should check all documents carefully as not reading the documentation could lead to issues. I should also advise that we have many many tenants who have been with us for years and in many cases decades as is the same with our landlords. We wish you and your family the best for the future. Experience through Saltouns and the private landlord was awful. Tenants beware when using this company. No matter what your circumstances - they care from themselves ONLY. Please check with other letting agencies before going anywhere near this mob
